Hillside House is a very impressive detached house located on the outskirts of the Speyside village of Rothes. Designed by Elgin based Wittets Architects and completed in 2004, the house sits in a wonderful elevated position and enjoys a fine outlook over its own wooded grounds towards Speyside. Built to a high standard of harled block under a tiled roof, the house provides spacious and flexible accommodation over split levels. On the upper ground floor a vestibule leads to the hallway from where stairs and doors lead to the principal accommodation. A passage leads to a magnificent lounge with a wood burning stove and glazed doors to a balcony which commands spectacular views. Adjacent is a dining room with a door to the recently refurbished kitchen (by JNK in Elgin) with high quality wall and floor units, a central island and an array of integrated appliances. Stairs from the kitchen lead to a bright and airy garden room with a wood burning stove and glazed doors to a seating area and the garden. From the garden room, stairs lead to a study / snug. Also on this level are a cloak room, a large store room, utility room, a guest suite with an en suite shower room and the wonderful master suite with a bedroom, en suite bathroom and a large walk in wardrobe. On the lower ground floor is a gym / play room, a shower room and an adjoin cellar / store as well as the family bathroom, linen cupboard and 4 further bedrooms, all with built in wardrobes.
Hillside House is tastefully decorated throughout and has large windows that flood the interior with natural light giving the house a bright and airy feel. In particular, the lounge with an in-set wood burning stove and glazed balcony, the recently refurbished kitchen with an array of integral appliances and the master suite are most impressive rooms. The house has many fine features including high quality kitchen and bathroom fittings, hardwood and Karndean flooring and wood burning stoves. It is heated using oil central heating and is double glazed.
Outside, the grounds are no less impressive than the house. Extending to about 2 acres or thereby, the grounds includes a very well maintained garden with areas of lawn, well stocked beds and borders, a number of patios and seating areas, a greenhouse, poly tunnel and vegetable patch. A delightful mixed woodland with a circular footpath provides great amenity as well as shelter and privacy. There are various useful outbuildings including a superb double garage (about 7.9m x 7m) with a floored loft, 2 sets of automatic doors and on the roof of which is a 4kW array of solar panels which produce an income of about £500 per annum. Ample parking space for several vehicles is provided on a tarmac driveway.
