Dating from 1892, Ardchattan is situated in an elevated position commanding beautiful views over the Spey Valley. It is constructed of stone under a pitched slate roof and provides spacious and very well appointed accommodation over three storeys. The front door opens into a vestibule and on to a hallway with stairs to the first floor. To the left is a generously sized sitting room with an impressive open fire. Opposite the sitting room is a dining room, a light and airy room also with an open fire. Glazed double doors lead to a breakfasting kitchen which has an excellent range of timber wall and floor units, a central island, a gas-fired Rayburn and various integrated appliances. As well as a door opening to a rear courtyard, double doors also lead through to a bright conservatory which gives access out to the garden. Part way up the staircase is a shower room. Continuing up the stairs to the landing, are four generously sized bedrooms, two of which have impressive views over the River Spey, and a family bathroom with a cast-iron rolltop bath. Stairs to the second floor lead to a useful storage cupboard and a two further bright and airy attic bedrooms. Overall, Ardchattan has a warm and welcoming atmosphere with a number of fine features including tall ceilings, cornicing and open fireplaces. It is double gazed and has gas central heating.

The owners of Ardchattan are entitled to join the Craigellachie village Angling Association, which gives access to the Spey for fishing.

GARDEN
The house sits within a well-tended garden which extends to about 0.28 acres and includes a gravelled area, areas of lawn, an orchard with a number of apple trees and various mature plants and shrubs.
