Longhill Mill (including the Barley Mill) is a stunning grade ‘A’ listed converted water mill located in a
very desirable position to the north of Lhanbryde and on the edge of the Innes Estate. It has easy
access to the village, A96 and the Moray coast, the mill is surrounded by attractive farmland and is in
a peaceful and rural setting, yet is easily accessible. Dating from 1733 and having been rebuilt after a
fire in 1891, the mill was converted in 2003 to create what is now a very impressive, characterful home.

Accessed over the original mill lade and past the water wheel, a front door opens to a ground floor
lobby from where doors open to a double bedroom and a utility room. To the right is the Barley Mill, an
annex which can be used either as part of the main accommodation or let separately. The Barley Mill
includes a spacious sitting room with arrow slit windows looking into the original mill gearing house.
From the sitting room, an opening leads to a well-equipped dining kitchen (with various integrated
appliances) and which has its own access to the rear of the property. There are also two bedrooms,
both of which have ‘en suite’ facilities. On the first floor, the principal accommodation includes a bright
and airy dining kitchen with a Rangemaster cooker; a sitting room with exposed timber beams and
the original grain hoppers and mill stones, a delightful and well-lit sun room with wonderful views over the garden; a family bathroom and two further bedrooms, both of which have French doors to timber balconies. The master bedroom has an en suite dressing area and shower room whilst the second bedroom also has an en suite WC.

Longhill Mill (including the Barley Mill) appears to be in excellent condition and for a property of this
age and character is surprisingly bright and airy with large double glazed windows flooding the interior
with natural light and opening up the fine views. The current owner’s sympathetic and comprehensive
renovation has ensured that the property has enormous character with attractive features including part of the original mill workings as well as some Oak flooring and Pine doors and skirtings. In many respects the house is unique and sets itself apart from many other properties of a similar size and age. One of the most appealing aspects of the building is the fact that the Barley Mill (on the ground floor) can not only be used as part of the main accommodation but can also be utilised independently, as is currently the case, as self-catering accommodation but also as a granny annexe, staff wing, Airbnb or similar.

Outside, the grounds are no less impressive than the house. Extending to just under an acre (0.96
acres), these include a mature garden with extensive areas of lawn, a greenhouse, timber garage, a magnificent summer house with adjoining workshop and well stocked beds and borders, a small orchard and ample parking for several vehicles on a gravelled driveway.
