7 Hayley Smith Gardens is located in a quiet residential area in the highly desirable village of Fochabers, in the county of Moray. Located on the east bank of the River Spey, Fochabers provides a good range of services and a thriving calendar for arts, cultural and social events. Local amenities include a choice of independent shops, hotels, a small supermarket, Health Centre, and both primary and secondary schooling (Milnes Primary and High School). Private schooling is available at Gordonstoun, Duffus (about 15 miles). The popular Baxters retail centre, Christies Garden Centre and Gordon Castle (and Walled Garden) are all close by in Fochabers and the surrounding area includes a wealth of walks and mountain biking trails in the Ordiequish Wood. The unspoilt landscape provides a wide range of leisure and sporting opportunities including fishing on the world famous Spey and many other rivers, a wealth of shooting and game sports on various local estates and skiing at the Lecht and Cairngorm range. The area has a number of excellent golf courses including The Moray Golf Club in Lossiemouth with its classic Links Course designed by Tom Morris in 1889, Elgin Golf Club, the two championship courses in Nairn and the Castle Stuart Golf Links by Inverness which hosted the Scottish Open in 2011 to 2013. For the sailing enthusiast the marinas at Lossiemouth and The Royal Findhorn Sailing Club provide excellent facilities. Other attractions in the region include The Malt Whisky Trail, The Speyside Way, Cairngorm National Park, The Castle Trail, The Culbin Forest providing a fascinating and exciting network of trails for walking and biking and Aviemore which is the year round hub for adventure sports in the Cairngorms.

On the ground floor, the front door opens into a spacious hallway with stairs leading to the first floor. Down the hallway is a generously sized sitting room with tall windows. Adjacent to the sitting room is a magnificent open plan kitchen/dining/living room. The kitchen is fitted with modern wall and floor units and a number of integrated appliances including an instant hot water tap, larder fridge, larder freezer, wine cooler, dishwasher, AEG induction hob, combi microwave and oven. With a number of large windows, the room is flooded with natural light whilst there is also a sliding glazed door to the garden. A door in the dining area leads to a utility room with a sink, space for white goods and a door out to the garden. It also gives access to the integral garage. Also off the hallway is a study/4th bedroom and a shower room. A carved wooden handrail and balusters lead to the first floor landing which has a laundry cupboard. Off the landing is the master bedroom, generous in size it benefits from three built in wardrobes and an en suite shower room. There are two further double bedrooms on the first floor, both of which have built in wardrobes and one of which is particularly generous in size. A family bathroom, with a bath and separate shower completes the first floor accommodation.
Overall the house appears to be in excellent condition and is beautifully presented. There are quality fittings and fixtures throughout including solid oak doors and skirtings and high quality kitchen and bathroom fittings.
