DESCRIPTION
Crooksmill Lodge is a fine detached house located in a pleasant and very accessible rural setting to the west of Keith. The house is constructed of rendered block under a pitched tile roof and provides spacious and flexible accommodation over one and a half storeys. The front door opens into a hallway with two storage cupboards. To the left is the inner hallway and to the right is the generously sized sitting room which is flooded with natural light, has bi-fold doors out to the patio and a multi fuel stove. From here access is gained to the breakfasting kitchen which has modern floor and wall units, an electric oven and hob, integrated dishwasher and fridge and a door to the inner hallway. The dining room is of a good size and leads to a bright and airy conservatory with glazed sliding doors. The master bedroom benefits from large built in wardrobes and a dressing room. A utility room with a sink and floor units and a bathroom complete the ground floor accommodation. Stairs in the inner hallway lead to the first floor landing which has a useful study area. Also on the first floor are three good sized bedrooms and a family bathroom. Overall the house is in good condition, provides well proportioned accommodation and has a lovely bright and airy atmosphere.

Outside, the grounds extend to over three quarters of an acre and include a substantial patio, a tarmac driveway providing ample parking space for several vehicles, a greenhouse and a wooded bank which leads down to an idyllic setting on the banks of the Burn of Crooksmill overlooked by a superb timber summer house. A double garage of similar construction to the house provides further excellent storage space.
