Whitebeam Cottage is a delightful detached cottage located in a peaceful yet accessible setting in the Glenlivet Estate, an area which covers the two broad straths of the Rivers Avon and Livet and lies between the Ladder and Cromdale hills, within the Cairngorm National Park. With open expanses of heather covered hills, woodlands and clear rushing burns, here lies arguably some of the finest scenery in the Grampian Highlands. This unspoilt landscape provides a wide range of leisure and sporting opportunities including fishing on the world famous Spey and Findhorn rivers, skiing at The Lecht and Cairngorm range, sailing and walking. Tomintoul (about 9 miles) provides useful amenities including shops, cafes, a public house, doctors' surgery and primary school whilst Dufftown, about 14 miles to the north also offers a good range of day to day facilities. There is also a well regarded primary school and doctor's surgery in Bridgend of Glenlivet (about 1 mile). A wider range of facilities are available in Aberlour (about 13 miles) and Grantown on Spey (about 20 miles), whilst the city of Inverness, with its rail and airport links, lies about 52 miles to the northwest. There are a wide range of rural pursuits available locally including waymarked walks and cycle tracks, skiing at the nearby Lecht Ski and Activity Centre and golf at Grantown, Ballindalloch, Dufftown and Carrbridge.
The historic city of Elgin provides a comprehensive range of shops and amenities whilst the surrounding area offers some excellent hotels, restaurants and historic local attractions. There are a number of good primary schools in the local area and schooling up to secondary level is available in Aberlour. Inverness (about 52 miles) has all the facilities of a modern city including its Airport (about 51 miles) which offers regular flights to the south and summer flights to many European destinations.
Whitebeam Cottage is a delightful cottage in a peaceful location. Constructed of rendered block under a pitched tile roof, flexible accommodation is provided over one storey. Accessed through a vestibule the hallway gives access to the spacious sitting room with a large window and an open fire. There is a well equipped breakfasting kitchen which includes an integral electric oven and hob, a good range of fitted wall and floor units, space for white goods and a large built in cupboard. There is also a door to the garden. The dining room/third bedroom is generous in size and a large window ensures it is light and airy. There are two further bright, well proportioned bedrooms. A bathroom with quality fittings completes the accommodation. A floored loft, accessed via a loft hatch in the hallway, gives access to a floored loft. The cottage is double glazed and has oil central heating.
Outside, the garden is nicely enclosed by a timber fence. It is predominantly laid to lawn and bordered by various mature trees and bushes. A block built shed provides storage space while there is space for parking on the gravelled driveway.
