Lot 1 Easter Wooden Farm is an excellent arable unit, extending to approximately 230.20 acres (93.16 ha), situated to the south of Kelso in the Scottish Borders. The land lies between approximately 100m and 185m above sea level and has an average annual rainfall of 706.5mm. The James Hutton Institute classifies the land as being predominantly Grade 3, indicating it is capable of producing consistently good yields of a good mix of crops including spring barley and grass either for fodder or grazing, with an area of potatoes grown in recent years.
The fields are well laid out and of a generous size, easily accommodating modern machinery, and are readily accessible. The land is currently subject to a tenancy until 30 September 2018. The tenant is a farming partnership and should the purchaser wish there is the possibility to engage their services subject to agreeing terms. There are two amenity woodland compartments, within Lot 1 that extend to approximately 18.48 acres (7.48 ha).
If travelling from the south, turn off the A68 about 1 mile north of Jedburgh in Bonjedward onto the A698 signposted Kelso. Continue for about 4 miles before
turning right onto the B6401, signposted for Morebattle. After a further 1.4 miles turn right towards Easter Wooden Cottages. Access is not permitted through Easter Wooden Farm.
If traveling from Kelso, in the north, take the A698 south towards Jedburgh. After about 4 miles turn left onto the B6401, signposted for Morebattle. After a further 1.4 miles turn right towards Easter Wooden Cottages. Access is not permitted through Easter Wooden Farm.

Access to Lots 1 and 2 is via a private access road leading from the B6401. The purchasers, of lot 1, will be required to construct an access track through field 11 in order to link to the existing farm track at point B within a year of purchase.
The purchaser of lot 1 will be required to erect a stock fence, at their own expenses, between point A and B, as shown on the plan. A stock fence is also required between points C and D, as shown on the plan. The cost of which will be shared between the purchaser of lot 1 and lot 2.
Mains water is available in both lots.
All fallen and standing timber is included in the sale insofar as they are owned.
The Vendor will retain the mineral rights, agreement will be needed should the Vendor need to break the surface to work the minerals.
Sporting rights are included in the sale but it should be noted that there is a shooting lease in place until 1 February 2019.
The date of entry will be by mutual agreement.
THIRD PARTY RIGHTS AND SERVITUDES
The subjects are sold together with and subject to all existing rights of way, servitudes, wayleaves and others whether contained in the Title Deeds or
otherwise, and purchasers will be deemed to have satisfied themselves in all respects thereof.
A right of way runs from point A, south east, over fields 8, 9 and 11.
The purchaser(s) of Easter Wooden shall, in addition to the purchase price, be obliged to take over and pay for, at a valuation to be agreed by a mutually
appointed valuer(s), with respect to the following:
1. All cultivations and growing crops on a seeds, labour, lime, fertiliser, sprays and machinery basis with an increment representing the enhanced value of the establishment and age of such crops.
2. All oils, fuel, fertilisers, sprays, chemicals, seeds, and sundries at cost.
Note: If the amount of the valuations has not been agreed on the date fixed for completion, then the purchaser shall pay to the Seller such a sum as Selling Agents shall certify on account at the valuation pending agreement. Should the payment not be made within seven days then the interest will become payable on outstanding monies at 8% over Bank of Scotland borrowing rate.
A deposit of 10% of the purchase price shall be paid within seven days of completion of Missives. Deposit will be non-refundable in the event of the purchaser failing to complete for reasons not attributable to the Seller or their Agents.
