It lies at about 300 feet (90m) above sea level adjacent to the Union Canal which runs along the southern boundary. It is conveniently located for fast access to the M9 and there are regular train services to Edinburgh and Glasgow from Linlithgow.

The land comprises one enclosure of high quality arable land suitable for cereal, vegetable and grass production. Alternatively it is ideal for grazing horses or the development of a riding/livery business subject to planning consent. It is classified as grade 2 by the James Hutton Institute. There are currently no services connected to the field however there is mains water on the public road to the north. Access to the farmland is directly off this public road. The land is registered for IACS purposes and is eligible for claiming Basic Payments (payment region 1). No entitlements under the Basic Payment Scheme are available for transfer.
