Whitberry House occupies a south facing site adjacent to the driveway of Tyninghame House, a magnificent nineteenth century mansion house now converted into apartments standing in a lovely parkland setting. Whitberry House was built circa 1800 of part rendered stone under slate roofs. It is listed grade B and was formerly a farmhouse. The accommodation, which is arranged over 2 floors and has oil fired central heating, requires some upgrading. This work may include the re-fitting of the kitchen and bathrooms, the creation of further bathrooms and the conversion of the annexe to a separate flat (subject to listed building consent).
The reception rooms are elegant and spacious. There is direct access through French windows from the drawing room to the garden and the kitchen/family room is ideal for modern family living. There are a number of service rooms on the ground floor which is completed by the annexe which has recently been used as offices.
The bedrooms are all found on the first floor. Neither of the 2 bathrooms are en-suite however there is clear potential and space to create such rooms.
To the front of the house there is a gravelled parking area whilst the principal garden lies to the north of the house. It is fully enclosed by a high brick wall and enjoys sunshine at all times of the day.
Whitberry House is situated in the charming village of Tyninghame, one of East Lothians most sought after residential locations. Lying about 26 miles to the south east of Edinburgh this ancient conservation village is surrounded by rich farmland and mature woodland.
