SITUATION & DESCRIPTION
The West Woods lie to the south of the A96 and just to the west of the route of Aberdeen Western Peripheral Route (AWPR) about 7 miles from Aberdeen City Centre.
They comprise 4 areas of commercial and amenity woodland which are currently owned by Scotland's Rural College (SRUC) and are now surplus to requirements.
About 57% of the stocked areas comprise Sitka Spruce of mixed ages including about 13 ha which was planted between 1964 and 1980 and is reaching maturity.
Approximately 8 ha comprise former trial plots of mixed broadleaves and the sale includes 7.50 ha of productive permanent pasture.
METHOD OF SALE
The West Woods are offered for sale as a whole or in 4 lots as follows:-
Lot 1: Commercial and amenity woodland and permanent pasture - about 58.2 ha (143.9 acres).
This lot comprises commercial and amenity woodland together with permanent pasture. The principal species is Sitka Spruce of mixed ages. There is early clearfall potential with about 13 ha of Sitka in excess of 35 years old. The younger areas are well established and growing vigorously. There are good internal tracks and 2 access points to the public road which runs down the east side of this lot. A log stacking/loading area is located on the northern access route.
The permanent pasture provides excellent grazing for cattle and sheep and is well fenced. This land is classified grade 4/2 by the James Hutton Institute. About 8 ha of mixed broadleaves were formerly forestry trial plots.
