Dinlabyre is set about 4 miles from Newcastleton on the B6399, Newcastleton/Bonchester Bridge road. The setting is one of rural tranquillity in Upper Liddesdale which is an open landscape of forest, hills and farmland on the southern border of Scotland.
Newcastleton has excellent local facilities including a variety of good shops, a bank, a primary school, hotel and restaurant. Secondary schools are situated in Hawick and Langholm.
Communication is good to north and south with the M6 and A74 reached to Carlisle and Lockerbie respectively. Roads to the north and east lead to Edinburgh and Newcastle.
Dinlabyre House is a traditional stone farmhouse thought to be based on a former Peel Tower on the site, which is evidenced by some very substantial walls within the property. Dinlabyre was formerly a major farming property and was noted in Borders history.

The outbuildings are set adjacent to the house with one range attached to the house which includes garaging and some fine arched cart sheds with a useful storage loft above part of it.
The other buildings include the Granary which has been re-roofed which contains an old threshing mill in part of it and includes 2 loose boxes at ground floor level. There is a further large storage shed with a modern roof and some adjacent timber stores and there are some disused modern farm storage buildings to the rear. There is a former bothy of stone and slate in need of renovation.
Garden and Grounds: There is garden ground laid to the front and rear of the house and is predominantly laid to lawn with some borders shrubs and trees. There is a greenhouse attached to one of the steading ranges.
The Land: The grazing land which is a registered agricultural holding extends to about 10.62 ha (26.24 acres) in four enclosures, with the remainder being woodland, river bank and the land around the house band buildings. The land lies at about 133m above sea level, the total area for sale extends to approximately 32.73 acres.
