Woodside is an imposing and substantial Victorian house, set in an elevated position on the south side of Peebles within its own private garden grounds. Built in approximately 1870 from a mix of traditional whinstone with sandstone bays, the accommodation is laid out on three storeys under a pitched slate roof. The house has been well maintained retains many of its original features including ornate cornicing, sash and case windows and working shutters. With its high ceilings and well proportioned rooms, it offers a wonderfully light interior, ideally laid out for family living.
From the entrance vestibule at the front of the house, the main reception rooms on the ground floor radiate off a welcoming central hall. There is a sitting room with deep bay window overlooking the garden, and door leading to a sunny conservatory. A formal dining room links through to a useful office or family room. The bespoke dining kitchen has a range of oak floor and wall units by Christian of Edinburgh, a gas AGA and Fired Earth stone flooring. To the front are formal gardens, with a sweep of lawn, interspersed with a mixture of well established trees and shrubs, and bounded on two sides by woodland offering shelter and privacy. There is a separate kitchen garden to the side of the house, comprising an additional lawn and a vegetable garden.
Outbuildings: There is a single garage adjacent to the house, and a cellar/coal bunker, accessed via a stairway below the conservatory. Within the garden there is a greenhouse, kennel with dog run and log store.
Woodside is located in the popular and historic market town of Peebles. The town is well known for its excellent amenities, including a broad selection of independent shops, professional services, supermarkets, restaurants, sports facilities, a theatre, arts centre, library, banks, cottage hospital, health centre and dentists. There are a number of well regarded local schools including three local primary schools and senior schooling at Peebles High School, all located within walking distance from the house. Peebles is ideal for commuting to the central belt, with Edinburgh only 24 miles to the north, and the M74 motorway link to the south about a 25 mile drive away. Both Glasgow Airport (about 59 miles) and Edinburgh Airport (about 26 miles) have a growing number of flights to many domestic and international locations. There are regular bus services from Peebles to the centre of Edinburgh.
Peeblesshire is one of the most beautiful and accessible parts of the Scottish Borders. With its rolling hills, farmland and woodlands the area is well renowned for its outdoor activities. The River Tweed is one of the most prolific salmon rivers in Scotland and shooting can be arranged on nearby estates. There are a number of golf courses at Peebles, Cardona and Innerleithen. Peebles Hydro, Stobo Castle Hotel and the Cardona Hotel all offer excellent leisure facilities and Glentress Forest is a fabulous facility for mountain bikers.
The Royal Burgh of Peebles is renowned for its close knit community which has numerous clubs and societies. It is also home to various festivals throughout the year including Peebles Arts Festival, Peebles Food Festival and Peebles Beltane Festival.
