DESCRIPTION
Kilnpotlees is a most attractive rural property with excellent equestrian facilities. Originally a
farmhouse, the house provides contemporary family accommodation of a high standard which
has full double glazing and oil fired central heating. The sitting room is spacious and light with triple aspects providing far reaching views over moorland and the Upper Clyde Valley. The dining room and kitchen are inter-connected and
therefore highly convenient for family meals. There is a useful utility room situated off the hallway. 3 double bedrooms and a large family bathroom are found on the ground floor whilst the master bedroom suite and the large home office are situated on the first floor. The latter room is equally suitable for use as a playroom or further bedroom. Both rooms on the first floor have separate staircases. The floor coverings are mainly a combination of hardwood flooring, fitted carpets and tiles.

The easily maintained garden lies mainly to the east and south of the house. The traditional
outbuildings are situated behind the house and include storage space and a tack room with
floored loft. The purpose built stable building is a valuable asset and is constructed of a steel
frame with steel sheeted roof and side cladding. It has a concrete floor, electricity and water
supplies and contains 7 high quality loose boxes manufactured by Hunt Stabling and a feed
store. The shed measures 50ft x 32ft (15m x 10m) and has 2 roller shutter doors.

A small stone building provides further stabling with 2 loose boxes and lies adjacent to an allweather paddock. The 6 well fenced paddocks surround the house on 3 sides and have a south westerly aspect. The small pond provides excellent habitat for wildlife and is a most attractive feature.

SITUATION
Kilnpotlees occupies a south west facing location about ½ mile west of the attractive village

train services to the south and London are available at Lockerbie whilst commuter services to Glasgow are available at Lanark. Edinburgh and Glasgow airports can be reached by car within 50 and 40 minutes respectively at off peak times. Roberton is a small rural community lying on the edge of The Tinto Hills.
