North Woodside is located in a highly accessible, tranquil rural setting close to the village of Gladsmuir, in the heart of East Lothian. The County town of Haddington, some 4.5 miles to the east offers a wide range of local services and amenities including a sports centre with swimming pool, supermarkets, independent retailers, banks and excellent pubs and restaurants. Longniddry, about 3 miles to the north, has a local supermarket, post office, community centre, newsagent, garage and the popular Longniddry Inn. The nearby A1 offers easy access to both Edinburgh City centre, Edinburgh Airport and to the South. The nearby train station at Longniddry operates a regular commuter train to Edinburgh, and there is a local bus service providing links to Edinburgh and the surrounding areas. Edinburgh offers extensive cultural attractions as well as the business facilities, healthcare facilities and national retailers to be expected of Scotland's capital city.
Primary and secondary state schooling is provided in Haddington. There is private schooling locally at Loretto in Musselburgh, the Compass School in Haddington and Belhaven Hill in Dunbar. In addition there is a wide choice of well regarded schools in Edinburgh including The Edinburgh Academy, Erskine Stewart-Melville Schools, St George's, Watsons, Cargilfield and Fettes College to name but a few.
The county of East Lothian is well known for its coastline, wide choice of beautiful sandy beaches and world class golf courses (Muirfield, Luffness, Gullane, North Berwick West Links, Archerfield Links and Renaissance) for which North Woodside is well located. Longniddry beach (approximately 4 miles distant) is a popular location for dog walkers, kite surfers and windsurfers. To the south, the Lammermuir Hills offer opportunities for hill walking and rural activities.
North Woodside forms part of the former original stone steading to Woodside House, which was sympathetically converted approximately 25 years ago to create a group of five houses, centred round the original courtyard. This is a two storey property built from traditional stone under a slated roof. The accommodation has been thoughtfully designed to create a well laid out, four bedroom home which is beautifully presented throughout.
Entered via a welcoming vestibule, the light and airy dining hall forms the heart of the house, with double doors opening to the lovely formal sitting room with a wood-burning stove, cornicing, twin windows to the front and French doors that lead directly to the garden patio. The well appointed farmhouse style kitchen has a relaxing breakfasting area and double doors opening into a lovely south facing sun-room. The kitchen has an "Everhot" electric range cooker, fitted floor and wall units and a useful utility room off this. A cloakroom and WC complete the ground floor accommodation.
On the first floor there is a master bedroom with en-suite shower room, double guest bedroom and two single bedrooms with useful walk in cupboards. A number of fitted cupboards offer additional useful storage space. The accommodation is completed by a family bathroom with bath and separate shower area.
The accommodation comprises:
Ground Floor: Entrance vestibule with cloakroom off it. WC with wash hand basin. Dining hall. Sitting room with wood-burning stove. Kitchen with breakfasting area and adjoining utility room. Sun-room.
First Floor: Upper landing. Master bedroom with en-suite shower room. Guest bedroom. Two single bedrooms, one with walk in cupboard. Family bathroom with separate shower area.
Gardens and Grounds:
A shared driveway leads from the main road to the private entrance to North Woodside, from where a private gravelled driveway leads to the front of the house, providing parking for several cars. To the front of the house there is a delightful enclosed formal garden which has well stocked rose beds, mature shrubs, box hedges, herbaceous borders and perimeter hedging providing shelter and privacy. A productive vegetable garden sits at the northerly most point of the garden, next door to the timber garage, greenhouse, and workshop. To the rear of the house is a delightful enclosed paved courtyard providing a wonderful sun trap ideal for al-fresco entertaining.
