Granton is an historic harbour village situated to the north of Edinburgh city centre, close to Trinity, and adjacent to Newhaven and the Port of Leith. There is a good selection of shops within easy reach, including a 24 hour Asda at Newhaven, and a covered shopping centre at Ocean Terminal, which includes a number of retail outlets, a cinema complex and gym. The David Lloyd Health Club and Royal Forth Yacht Clubs are all nearby. There are a number of primary and secondary schools, including popular Wardie Primary, in the area. Edinburgh city centre is easily accessible via frequent bus services, whilst there is also a good selection of bars and restaurants in the Leith Shore area, only a short distance away.
100 Lower Granton Road is a delightful two storey stone built end terraced house. It has a wonderful open outlook across Wardie Bay down the Firth of Forth and across to Fife. A delightful family home, it benefits from many original features including fireplaces, cornicing and working shutters, as well as an enclosed south facing garden.
From a welcoming porch and reception hall, doors lead to the main rooms and a staircase to the first floor. To the front of the house is a bright reception room with lovely views over the bay, and a cosy wood burning stove which forms a focal point to the room. The kitchen/dining room is quietly located to the rear, and is charmingly decorated with traditionally finished kitchen units and a useful wall of cupboards. Off here is the utility room which has a door to the garden. Upstairs, the galleried landing leads to three good sized double bedrooms and a family bathroom, and a hatch to a floored loft space. There is also a separate cloakroom/W.C.
Outside the sheltered rear garden is enclosed by a traditional stone wall and has a paved patio area with steps to a raised lawn planted with a variety of shrubs. A useful storage shed links to the front of the house.
