Pitlethie Farm is a most attractive rural property standing in a charming position on the north east edge of Leuchars with wonderful views over the surrounding fields and countryside towards Tentsmuir Forest. The centre of Leuchars is only a short walk from the house and offers a good range of local services and amenities including a primary school. St. Andrews is some 7 miles to the south-east. The ancient and historic cosmopolitan university town is renowned world-wide as the “Home of Golf” with its excellent range of specialist shops and facilities. To the south-west Fife’s main market town of Cupar has a good range of local amenities whilst no more than fifteen minutes to the north the resurgent city of Dundee is home to the renowned V & A and also Scott’s ship RRS Discovery. Surrounding Pitlethie Farm is some particularly fine countryside which leads to Tentsmuir Forest and Beach. The result is an excellent choice for the outdoor enthusiast with walking, cycling and riding all readily available. There are many highly regarded golf courses in the area including the championship courses at St. Andrews and Carnoustie, both of which regularly host the British Open.
State schooling is available locally with independent schooling being provided at the High School of Dundee and St. Leonards in St. Andrews. There are mainline railway stations in Leuchars, Cupar, Dundee and Ladybank with Edinburgh airport about an hour and a quarter to the south.
The house at Pitlethie Farm dates from the 1960s and was then significantly extended around 2000 and now offers a comfortable family home offering spacious and wellproportioned accommodation over two levels extending to about 232 sqm.

Situated to the south of the house is a generous cobbled car parking area. A pathway leads round to the rear of the house where there is an extensive lawn sheltered by mature hedging and overlooked by a terrace. The garden also benefits from a greenhouse.
EQUESTRIAN FACILITIES IN ADDITION
To the rear of the home is a stable block and about 2.7 acres of grazing which could be available for purchase by separate negotiation.
From Dundee continue in a southerly direction over the Tay Road Bridge and then follow the directions for Leuchars. On arriving in Leuchars take the first turning at the roundabout onto Main Street.
