11 High Street West is a simply outstanding coastal property, quietly positioned with stunning sea views, additional garden house and lovely garden in the popular fishing village of Anstruther in the heart of Fife’s sought after East Neuk. Centred around its picturesque harbour area, the village is steeped in history with a delightful mix of pretty cottages and town houses built in the local traditional East Neuk vernacular style, with crow stepped gables and red pantile roofs. A good range of local services and amenities are available in the area, including an excellent range of shops, health centre and gym and a number of churches, as well as the popular Scottish Fisheries Museum. From Anstruther, there is also straightforward access to the other villages of the East Neuk including Elie, Crail, St Monans and Pittenweem, with a more comprehensive offering of facilities being provided in the cosmopolitan university town of St Andrews and the contrasting bustling county market town of Cupar, both of which lie about a twenty minute drive from the village. In terms of city facilities, Dundee is about forty five minutes to the north, with Edinburgh less than an hour and a half to the south.
State schooling is available locally within the village with private schooling being provided at St. Leonards in St. Andrews and also the High School of Dundee. There are railway stations in Cupar, Markinch and Kirkcaldy with Edinburgh airport approximately a one hour drive to the south. The regional airport at Dundee also offers a range of short haul routes.
11 High Street West is understood to date from the late 1600’s and is said to be the third oldest house in West Anstruther. The property stands on a very quiet street leading down to the esplanade, adjacent to the church, now a community hall. The accommodation is arranged over four levels with the main entrance lying up a flight of steps at first floor level where the excellent kitchen / dining room with electric Aga and fine sea views, and snug with wood burning stove, are both located.
A lovely bespoke ash staircase leads down from the snug to the ground floor accommodation which comprises a stunning sitting room with glazed doors to the garden, shower room, utility room, integral garage and vennel which leads from the front of the property to the rear garden. There are two excellent double bedrooms together with pristine family bathroom at second floor level, accessed via a curved staircase that leads from the first floor hallway. A further staircase then leads on to the third floor accommodation, boasting particularly stunning views, where there is an excellent double bedroom with further nursery bedroom off.

There is a delightful well stocked walled garden to the rear of the house with a lovely mix of plants and shrubs as well as a lawn area at the foot of the garden. There are a number of paved seating areas dotted around the garden.
