Milldeans Farm is situated in a rural area about 1 mile to the south-east from Leslie in central Fife. Leslie has some local shops and services, whilst a wider range of amenities are available within a short driving distance in Kinross and Glenrothes. The property is well placed for access to Edinburgh (32 miles), St. Andrews (21 miles) and Perth (28 miles). The area offers ready access to some glorious countryside which is home to an array of wildlife and, for the outdoor enthusiast, offers easy access to a wide range of recreational pursuits including walking, riding, cycling and golf, with many highly rated courses within easy reach including the world famous courses at St Andrews and Gleneagles. State schooling is available nearby, for which transport is provided, with private schooling being provided at Dollar Academy, and Kilgraston. There are mainline railway stations in Markinch (3 miles) and Kirkcaldy with Edinburgh Airport approximately a forty minute drive to the south. Park and Ride facilities are available in Halbeath for access to Edinburgh, Perth and beyond.

DESCRIPTION
Milldeans Farm offers a farmhouse, steading and land extending to about 80.0 acres (32.3 hectares). The property was previously used for equestrian purposes and offers considerable scope for use for other purposes.

Milldeans Farm is offered for sale as a whole or in four lots.

Lot 1 Milldeans Farmhouse and West Steading 23.7 acres (9.6 ha)

Milldeans Farmhouse is south facing and is attached to the farm steading to the west of the access track.

The property is arranged over two levels and is of rendered stone construction under a part tile and
part pantile roof. The house has recently been re-rendered externally and the roof over the two storey section was replaced in 2017. Internally the accommodation extends to about 186 sqm (2006 sqft) and in brief comprises porch, kitchen/dining room, utility room, sitting room, 4 bedrooms, bathroom and shower room.

Outside
Externally there is a garden to the south, bounded by a stone wall, and the majority of the garden is down to grass. To the north of the farmhouse is a courtyard area which is used for vehicle parking and access to the rear of the property and the adjacent west steading.

West Steading Farm Buildings
The outbuildings included with Lot 1 comprises a range of traditional steading stores and stables and more recently constructed buildings. The outbuildings also include a derelict bothy of stone construction under a slate roof with planning permission for a dwelling house comprising two bedrooms, kitchen, sitting room and bathroom.
To the west side of the steading is a former manege.

Lot 2 - East Steading and 18.1 acres (7.3 ha) of land. Lot 2 is situated to the east side of the shared access road and comprises an extensive range of traditional steading stores, garages and stables
and more recently constructed outbuildings. To the east side of the steading is a silage clamp with concrete side panels.

The land forming part of Lot 2 comprises two enclosures of sloping permanent grass leading down to the River Leven to the north extending to about 15.04 acres (6.09 ha). At the far eastern fringe of
this lot is a small section of woodland extending to about 2 acres (0.8 ha).

Lot 3 – Land to South of Milldeans Farm – 17.3 acres (7.0 ha). The land to the south of Milldeans Farm offers an enclosure extending to about 16.1 acres (6.5 ha) of temporary grass offering good quality grazing and it may have potential for other uses (subject to obtaining relevant consents).

Lot 4 – Land to South of Milldeans Cottage - 20.8 acres (8.4 ha) The land to the south of Milldeans Cottage offers an enclosure extending to about 20.0 acres (8.1 ha) of temporary grass offering good quality grazing and it may have potential for other uses (subject to obtaining relevant consents).

The Land
Milldeans Farm extends to approximately 80.0 acres(32.3 ha) it lies to the south of Leslie and is bounded to the north by the River Leven. The land and steading is divided by a private road and other tracks with third party rights. The land is principally classified as Grade 3(2) and by the James Hutton Institute. The land rises from approximately 98 m to 156 m above sea level at its highest point. The land is steeply sloping in parts and the majority is north facing. The field boundaries are a mixture of post and rail fences as well as post and wire and stone dykes. There are no boundary fences where the fields border the River Leven. Most of the fields benefit from water troughs and are generally of irregular in shape and well suited for grazing or equestrian use. There are small areas of amenity woodland and shelter belts at the property, the majority of which bound the River Leven and the north eastern boundary.

Planning Status
Planning permission exists for the change of use of an agricultural building in Lot 1 into a dwelling house (Ref 18/02310/FULL). Neighbouring land to the south-west of the property was previously promoted for development. However the planning application was rejected in November 2015. The decision was appealed and the appeal rejected.

ACCESS
Milldeans Farm is accessed from Leslie High Street,
Prinlaws Road and via a stone bridge over the River Leven. Milldeans Farm and two other properties are
liable for the upkeep, maintenance and renewal of the service road, including the bridge, which is owned by the neighbouring land owner. Milldeans Farm Cottage, the telecoms mast operator and Hallam Land Management Limited have access rights through Milldeans Farm. The roads comprise a
range of tarmac roads and rough tracks.

There is a Core Path (P346/04) round the south and
western boundary of Field 12.

CONDITION OF OUTBUILDINGS
Most of the outbuildings have recently been used for
equine purposes and are generally in reasonable order. However some of the traditional buildings in poor order, with many no longer wind and water tight.

NITRATE VULNERABLE ZONE (NVZ)
The land at Milldeans Farm is not included within a Nitrate Vulnerable Zone.

GOVERNMENT SCHEMES
Milldeans Farm was previously used as an equestrian centre. Some of the land is IACS registered. The land does not benefit from any Basic Payment Scheme Entitlements and is not effected by any agrienvironmental or woodland schemes.

LOTTING
In the event the property is sold in separate lots the
services will need to be split at the purchaser’s cost and the necessary right of access will need to be retained. A deed of condition will be prepared to regulate this matter.
