The town offers an excellent range of local facilities including a good range of shops, two primary schools, a secondary schooling, a doctors’ surgery, a sports centre, restaurants and pubs as well as regular farmers’ market. The ancient and historic university town of St. Andrews, renowned world wide as the home of golf and with a wonderful cosmopolitan mix of amenities, is about nine miles to the east, whilst the resurgent city of Dundee, already home to Scott’s RSS Discovery and soon to be the location for the new Victoria & Albert museum, is a similar distance to the north-east over the Tay Bridge. Perth is about a thirty minute drive to the north-west with Edinburgh also within comfortable driving distance.

The popular town of Cupar offers ready access to the beautiful rolling countryside of North East Fife with a lovely mix of farmland, coastline, hill, wood and river all on hand. The result is home to an array of wildlife and for the outdoor enthusiast is the perfect setting for a range of recreational pursuits including walking, cycling, riding and sailing. Golfers are particularly well provided for with numerous highly rated courses nearby including Ladybank, Crail, Cupar, Elmwood, Elie, Lundin Links, Scotscraig and the many fine courses in and around St. Andrews such as The Duke’s and Kingsbarns. The Old Course is a regular venue for the British Open which next in 2021 for the 150th anniversary. Shooting and fishing are available locally with some fine pheasant shoots nearby.

In terms of days out, the wide open spaces of the Lomond Hills are close at hand along with several popular National Trust for Scotland properties including Hill of Tarvit outside Cupar, Kellie Castle and Falkland Palace. Thought to have been constructed in 1892 Holmsdale is a delightful and substantial property which would originally have stood out in open country, prior to Cupar’s expansion in the early 1900’s. The house is of an attractive and imposing stone construction under a slated roof with elaborate soffits. Offering generous and impressive family accommodation over two levels Holmsdale presents excellent flexible living space with scope for three reception rooms and four bedrooms in the main house together with a very useful self-contained three bedroom annexe.

The house is approached by a spacious entrance porch (with a shower room off) with a door leading through to a broad central hallway with an impressive wooden staircase leading up to the bedroom accommodation on the first floor. Situated off the hallway are a dining room, sitting room (with log burning stove), family room and kitchen/breakfast room. Situated off the kitchen/breakfast room are a utility room (with side entrance) as well as a set of doors, which offers access into the annexe.

The bedroom accommodation on the first floor is accessed off a broad and spacious landing and offers four bright well proportioned bedrooms served by a shower room. The master bedroom has a walk in cupboard as well as a dressing room.
The Annexe stands to the rear of the main house with its own independent entrance, as well as internal access from the kitchen of the main house. The ground floor comprises a bathroom and reception room with kitchen and bedroom off. Stairs lead up to two bedrooms on the first floor.
