Woodland Gait is an exclusive development of 17 luxury villas finished by Lomond Homes around 10 years ago, which are now situated in a mature semi-rural situation on the outskirts of Cluny and surrounded by rolling Fife countryside. Woodland Gait is approached from the B981 by an impressive entrance, with stone splays either side, which leads into the quiet cul de sac. Kirkcaldy (5 miles) is one of Fife’s principal towns and provides a wide range of retail, cultural and leisure services as well as primary, secondary and further education at the Adam Smith College. The Fife Central Retail Park has an excellent range of retail outlets and is only 1.4 miles from Woodland Gait. Co-educational private schooling is available at St Leonards in St Andrews (26 miles) and Dollar Academy (27 miles). The Woodland Gait development is bordered by open countryside with a range of activities available close by, including shooting, cycling and walking. The East Neuk of Fife lies to the east of Kirkcaldy and is one of Scotland’s favoured holiday destinations, being well known for its mild maritime climate and pretty coastal villages and harbours.
St Andrews, approximately 26 miles away, is famed worldwide as the ‘Home of Golf’ and in addition to the seven courses run by the Links Trust at St Andrews there are many other well-regarded courses in Fife including Crail, Kingsbarns and Leven Links. The small village of Cluny is well located for access to both Kirkcaldy and Glenrothes and the A92 Fife Regional Road connects to the M90 and thereby Edinburgh and Perth. Edinburgh is only 26 miles by road and there are also frequent train services from nearby Cardenden station. There are domestic and international flights from Edinburgh and Dundee Airports which are both easily accessible.

5 Woodland Gait has a lovely traditional external design finished in a combination of stone and dry dash and is balanced with a contemporary interior designed and featuring high quality interior fittings. The house was built in 2005 under a 10 year NHBC guarantee and offers beautifully proportioned accommodation over two levels extending to about 252 sqm (2,712 sqft). The house has many high specification features including the integrated Bose Sound system (with external garden speakers), wall mounted TVs, hardwood doors and the German kitchen appliances by Kuppersbusch.

A magnificent reception hall with a split wooden staircase leading up to the bedroom accommodation on the first floor lies at the heart of the house. Glazed double doors from the reception hall lead into a sitting room with a wall mounted TV (with surround sound system) and further doors lead off to a dining room, small study and a WC. Doors either side of the staircase lead off to a kitchen/breakfast room which has Karndean flooring, a good range of fitted floor and wall units with granite work surfaces and German integrated appliances (including two dishwashers, induction hob, double fridge/freezer and Emerson Insinkerator waste disposal unit, double oven and coffee machine). A set of glazed double doors lead out from the kitchen/breakfast room to the west facing terrace looking out over the enclosed garden. A utility room is situated off the kitchen, which has a back door and a further door leading off to the integral double garage with a tiled floor and rolling doors.
The bedroom accommodation on the first floor is situated off a broad galleried landing and comprises a master bedroom with a dressing room and en suite bathroom with a Porcelanosa Spa bath and separate shower. Also situated off the landing are four further bedroom and a family bathroom, which has a large Porcelanosa spa bath.
