Earlsdale stands in a truly idyllic semi-rural situation off a private lane on the edge of the sought-after hamlet of Chance Inn. The village of Craigrothie is only half a mile distance and has a primary school, village hall and a bus service with regular connections to St. Andrews, Cupar and Kirkcaldy. The thriving village of Ceres is just over two miles distant and provides a good range of local shops, services and amenities together with a highly-regarded primary school. A wider offering of facilities is on hand just a four miles drive to the north in Cupar, Fife’s bustling county market town, whilst a short distance to the east lies the ancient and historic university town of St. Andrews, renowned world-wide as a home of golf, and with a wonderful cosmopolitan mix of shops, restaurants and facilities. To the north, both Dundee and Perth are well within comfortable driving distance and provide for all key city amenities, with Edinburgh less than a forty five minute drive to the south.
Chance Inn stands in glorious rolling countryside which is home to an array of wildlife and, for the outdoor enthusiast, offers access to a wide range of recreational pursuits including walking, cycling, riding and golf with many highly rated courses within easy reach including Lundin Links, Elie and the many fine courses in and around St. Andrews, where the Old Course is regular host to the British Open. Challenging shooting and fishing may be taken locally whilst the pretty fishing villages of Fife’s quaint East Neuk such as Anstruther, Elie, Pittenweem and Crail are just a short distance to the south. In terms of days out, the wide open spaces of the Lomond Hills are close at hand along with a number of National Trust for Scotland properties including Hill of Tarvit, Kellie Castle and Falkland Palace. Fife’s beautiful and varied coastline includes several good sandy beaches such as Tentsmuir, St. Andrews and Elie.

State schooling is available locally with private schooling being provided at St. Leonards in St. Andrews and the High School of Dundee. There are mainline railway stations in Cupar, Leuchars, Markinch and Ladybank, with Edinburgh Airport no more than forty five minutes to the south. The busy regional airport at Dundee also offers a good range of short haul flights.

The original part of Earlsdale dates from the mid-1960s with more recent extensions and offers spacious accommodation over two levels extending to about 220 sqm (2,368 sqft). The house is full of charm and character and is orientated to look out over the wonderful gardens to the east and south.
The house is approached by a vestibule at ground level, which leads into a spacious hallway with doors off to a bedroom, WC and living room/studio with an open fireplace. From Cupar, take the A916 is a southerly direction signposted for Leven. Continue through Craigrothie and then turn right at the turning for Chance Inn. On arriving in Chance Inn turn left at the T junction and continue for about 150 m and then turn left into the shared driveway for Earlsdale.
