14 Rumdewan is very handsome and impressive refurbished period house in a delightful village setting with an excellent bright southerly outlook. The sought after village of Kingskettle lies in the Howe of Fife, a short distance to the south-east of Cupar. The village and its adjoining village of Kettlebridge provide a good selection of local services and amenities including a post office, shop, public house, primary school, church and park area with a wider and comprehensive offering in the nearby city of Glenrothes and the bustling local county market town of Cupar. Kingskettles superb central location offers straight forward access to all parts of Fife and beyond. The ancient and historic university town of St. Andrews, with its famous golfing connections, is no more than twenty five minutes to the east. The cities of Dundee and Perth are about thirty minutes to the north, with Edinburgh about forty five minutes to the south.
Home to an array of wildlife, the beautiful and picturesque rolling countryside that surrounds Kingskettle comprises a stunning mix of hill, river, woodland, farmland and coast line making the area ideally suited for the outdoor enthusiast. Cycling, riding, walking and sailing are all available in the surrounding area. Fife is particularly renowned for golf with many prestigious courses nearby including the Old Course at St. Andrews whilst Ladybank golf course is highly rated and regularly hosts final qualifying for the Open Championship which visits The Home of Golf every 5 years. Shooting and fishing may be taken locally and for day trips there are several well known National Trust for Scotland properties in the vicinity including Falkland Palace, Hill of Tarvit and Kellie Castle. There are excellent sandy beaches at Tentsmuir, St. Andrews and Elie. The wide open spaces of the Lomond Hills park are within easy striking distance. Going slightly further afield, the hills of highland Perthshire and Angus are less than a one hour drive from 14 Rumdewan. Good state schooling is available locally with private schooling being provided at St. Leonards in St. Andrews, the High School of Dundee and several schools in and around the Perth area. Ladybank railway station provides both commuter and mainline services to Edinburgh, Dundee, Aberdeen and Perth/Inverness. Edinburgh airport is about forty five minutes to the south, whilst the busy regional airport of Dundee offers a good range of short haul flights.
14 Rumdewan is a beautiful period house largely constructed of sandstone under a pitched slate roof offering outstanding family accommodation of a very high quality. The house offers comfortable and flexible accommodation over two levels and it has a charming and comfortable feel throughout with an excellent standard of presentation and many delightful period details.
A central hallway lies at the heart of the house and leads off to a spacious lounge with an open fireplace as well as a living room with a stove. Also situated off the hallway is a master bedroom (with a walk in dressing room) and bedroom 4/dining room with a flame effect gas fire and a door leading into the kitchen. A corridor leads off the hallway to a rear entrance, utility room, bathroom and newly installed family kitchen with an archway leading though to a sunroom with glazed doors opening out to a rear terrace.
The first floor offers two spacious bedrooms (one with an en suite WC), which have dormer windows with outstanding views out over the surrounding countryside. Also situated off the first floor landing is a study, which could be used as a childs bedroom. The house has been significantly upgraded and improved by the current owners who have had double glazed windows installed throughout.
14 Rumdewan is approached by a gateway with a generous gravelled parking area to the front of the house.
