Bracklinn is an exceptional modern house situated in
a lovely private position off Westfield Road in a highly sought after area of Cupar. Just a short walk from the centre of the thriving county market town, which offers an excellent range of local facilities, Bracklinn is also very well placed for speedy access into the golfing Mecca of St. Andrews, the ancient and historic university town renowned world wide as the Home of Golf. around Cupar comprises a lovely mix of farmland,
coastline, hill and river the result being a fine choice
for the outdoor enthusiast. There is considerable
scope for walking, cycling, riding, sailing and of
course golf with many highly regarded courses
in the area including the championship course at
Carnoustie and The Old Course at St. Andrews both
of which regularly host the British Open, as well as
Ladybank, Scotscraig, Elie and Crail to name but
a few. In terms of days out the wide open spaces
of the Lomond Hills and the pretty fishing villages
of Fifes quaint East Neuk are within comfortable
driving distance. There are good sandy beaches at
Elie, Tentsmuir and St. Andrews along with a number of popular National Trust for Scotland properties including Kellie Castle, Hill of Tarvit and Falkland Palace. Well regarded state schooling is available locally with independent schooling being provided at St. Leonards in St. Andrews and the High School of Dundee. There are railway stations in Cupar, Leuchars, Ladybank and Markinch with Edinburgh airport about one hour to the south. The regional airport at Dundee offers a good selection of short haul flights.
The original part of the Bracklinn dates from around
1973 and was significantly upgraded and extended
around 2011 to create a comfortable and spacious
family house finished to a very high standard. The
extension benefits from a lovely tiled floor with under floor heating and the reception room has a mood lighting system, Sonos music system and full length windows with glazed sliding doors leading out to a the garden terrace.
Internally the accommodation is beautifully
proportioned and well laid out for entertaining and
modern family living. The main entrance leads into

bathroom with a Jacuzzi bath and sliding doors
leading out to a deck.
The master bedroom offers a beautiful bedroom with built in cupboards and a lovely view out over the garden along with an en suite bathroom. The upstairs lounge enjoys a double aspect and benefits from a Hwam log burning stove.
Bracklinn is approached by a shared private drive
off Drum Road (accessed from Westfield Road to
the south and the A91 to the north), which leads to
a spacious monoblock parking area to the rear of
the house. Paths lead round to the south side of
the house where there is a large enclosed garden
fringed by established trees and shrubs. The house
is screened from Westfield Road by a high stone wall and a belt of mature trees. The garden is largely laid to lawn and a large mono block terrace leads out from the downstairs reception rooms. Situated on the terrace is a barbeque. To the side of the house are two garden stores as well as a greenhouse.
Follow Westfield Road in a westerly direction from
the centre of the town passing Wetlands Playing
Fields and Beechgrove Rise on the left. Turn right
into Drum Road and then take the first right into a
shared private drive. Bracklinn is the second house
on the right.
