The Loans is a charming semi-detached house which stands in an attractive quiet setting in a sought-after residential area of Cupar. It is just a short walk from the centre of the thriving county market town which offers an excellent comprehensive range of local facilities including supermarkets, shops, schools and other amenities. The Loans is also very well placed for speedy access to St. Andrews, the ancient and historic university town renowned world-wide as the Home of Golf. The resurgent city of Dundee, already home to Scotts RSS Discovery and shortly to be the location for the new V & A Museum, is within comfortable driving distance and provides a comprehensive offering of city shops, services and amenities with Perth about a half hour drive to the north-west and Edinburgh less than a one hour drive to the south.
Home to an array of wildlife, the beautiful rolling countryside around Cupar comprises a lovely mix of farmland, coast, hill and river, the result being a fine choice for the outdoor enthusiast. There is considerable scope for walking, cycling, riding, sailing and of course golf with many highly regarded courses in the area including the championship course at Carnoustie and the Old Course at St. Andrews, both of which regularly host the British Open. Ladybank, Scotscraig, Kingsbarns, Lundin Links, Elie and Leven (to name but a few) are also close by. In terms of days out the wide open spaces of the Lomond Hills and pretty fishing villages of Fifes quaint East Neuk are within comfortable driving distance. There are good sandy beaches at Elie, Tentsmuir and St. Andrews along with a number of popular National Trust for Scotland properties which include Kellie Castle, Hill of Tarvit outside Cupar and Falkland Palace.
Good state schooling is available locally with independent schooling being provided at St. Leonards in St. Andrews and the High School of Dundee. There are railway stations in Cupar itself, Leuchars, Ladybank and Markinch with Edinburgh airport less than one hour to the south. The regional airport at Dundee offers a good selection of short-haul flights.
The Loans is a charming four bedroom house set back to the south side of Westfield Road and close to the centre of Cupar. The house is approached from a shared parking area which leads into a vestibule and into a central stairways hall, which lies at the heart of the house. A door leads off the hall into a spacious living room with a bay window with French doors leading out to a lovely garden terrace and a broad archway leads through to a kitchen/dining room with a door leading out to a side path. There are two bedrooms on the ground floor with built in cupboards as well as a shower room. There are two further bedrooms on the first floor as well as a family bathroom. Also situated on the first floor is an attic store with converstion potential (subject to obtaining consents).
Both the kitchen window and the living room bay windows enjoy views over to the Hill of Tarvit.
The house is approached from Westfield Road by a shared entrance with a designated parking area and a footgate to the side leads to a path to a lovely south facing garden. The garden can also be approached by French doors from the living room, which leads out to a south facing garden terrace, which looks out onto a lovely expanse of enclosed garden. Situated at the bottom of the garden is a useful garden store.
