Bellevue is a charming family house standing in an attractive and highly accessible position in Lindores on the main A913 road that runs between Cupar and Newburgh. Closest in terms of local services and amenities is the Royal Burgh of Newburgh, which is just a five minute drive from the house and is situated on the southern shores of the Firth of Tay. Newburgh was granted its royal charter by Alexander the Third in 1266 and its picturesque centre is a conservation area. The thriving “village” community provides an excellent range of local facilities and amenities including a doctors’ surgery, vet, post office, bank, garage, primary school, shops, pubs and cafes together with beautiful walks along the waterfront and in the park and surrounding hills. Newburgh is developing a reputation as something of a hub for the creative arts with the award winning Steeple Arts Centre housing Wasps Studios, a flat for visiting artists and project space for workshops, exhibitions, music and events. Situated close to the Fife/Perthshire border at almost the mid-point between Cupar and Perth, which between them offer a superb range of shops, facilities and services. The Lindores and Newburgh areas are also well located for accessing the golfing Mecca of St. Andrews which is no more than a twenty five minute drive to the east. Running close by at Bridge of Earn, the main M90 motorway network affords good access to Edinburgh, Glasgow and Aberdeen with the resurgent city of Dundee, home to Captain Scott’s ship RSS Discovery and shortly to be the location for the iconic new V & A museum is approximately a twenty minute drive to the north east.
Surrounded by some particularly fine rolling countryside the area around Lindores is home to an array of wildlife and presents an excellent choice for the outdoor enthusiast with walking, cycling, riding, sailing and golf all readily available. Golfers are especially well provided for with the accessible location of the property allowing excellent access to the likes of St. Andrews and Ladybank in Fife as well as Gleneagles to the west. The Old Course at St. Andrews and the championship course at Carnoustie both regularly play host to the British Open. In terms of day trips there are excellent sandy beaches at Tentsmuir, Elie and St. Andrews with the pretty fishing villages of Fife’s East Neuk such as Anstruther, Crail and Pittenweem about a forty five minute drive to the south-east. The wide open spaces of the Lomond Hills offer considerable scope with the wonderful glens of Angus and the rolling hills of highland Perthshire also within comfortable driving distance. For skiers Glenshee is about an hour to the north.
Well regarded state primary and secondary schooling is available locally with various independent schooling being provided within easy distance. The area is well served by public transport including regular bus services to St. Andrews and Perth and mainline railway stations in Perth, Ladybank and Cupar. Edinburgh airport is about one hour to the south whilst the regional airport at Dundee offers a good selection of short haul flights.
Bellevue is a charming period house situated in spacious gardens and grounds on the south side of Lindores. The house is largely built of stone under a series of pitched slate roofs and is approached from the north by a porch which leads into a central hallway with doors off to a reception room (with a stove) and a third bedroom. A side corridor leads off to a bathroom and galley kitchen (with a “Sovereign” cooker), which connects through to a sun porch opening out to the east side of the house.
