GENERAL
Old Coastguard Station is a rare gem, quietly positioned and with fine views, just a short walk from Elie’s famous harbour and sandy beach. As
one of Fife’s (and possibly Scotland’s) most sought after and exclusive destinations Elie and Earlsferry benefit from a cosmopolitan and highly eclectic mix of shops, restaurants, pubs and such like. The golden sandy beach is particularly fine, whilst the famous links golf course enjoys a reputation as one of Fife’s best courses. Elie also has a sports centre with a 9 hole golf course, tennis courts and a driving range. The popular Fife coastal path runs through the village. Close by are the other quaint and
pretty white washed fishing villages of Fife’s East Neuk, which include Crail, Anstruther and Pittenweem, each of which offers an interesting mix of shops, restaurants and a good range of local services and facilities. A short distance to the west lies the town of Leven, which provides a wider range
of options in terms of shops and the like, whilst a short drive to the north Fife’s bustling market town of Cupar also offers a good choice of amenities.
St Andrews, the ancient and historic university town known world-wide as the “Home of Golf”, is about 13 miles to the north east. In terms of the
cities, Dundee is within comfortable driving distance with Edinburgh also in easy reach, being about 45 miles distant. Complementing Elie’s charming
quaint village appeal, the surrounding rolling countryside and coastline are simply outstanding. With a delightful mix of farmland, hill, woodland, river and coastline, the area is home to an array of wildlife and also offers great scope for the outdoor enthusiast. Walking, cycling, riding, sailing, fishing
and shooting are all available close by. There is also an outstanding array of highly rated golf courses including Elie itself, Crail, Kingsbarns, Leven,
Lundin Links and the many courses in and around St Andrews, including The Old Course which plays regular hosts to the Open Championship.
Part of this area of Fife’s attraction as a holiday destination is its excellent accessibility, which provides rapid access from the Scottish Central Belt
both east and west. Edinburgh Airport is less than an hour away by road and there are several main line railway stations dotted throughout Fife
including Inverkeithing, Markinch, Burntisland , Cupar, Ladybank and Leuchars. Good state primary and secondary education is available locally
with independent schooling being provided at St Leonard’s in St Andrews and the High School of Dundee.

Description
Believed to have been constructed as the Coastguard Station for the Elie area in the late 1800’s, the property was purchased and sympathetically converted by the current owners in the early 1990’s, with the beautiful
garden room extension being added in 2003. Hidden away at the particularly sought after eastern end of the village, and highly convenient for the harbour area, the house is of a most attractive blond sandstone exterior under a tiled roof. The totally unique and charming accommodation comprises the excellent open plan kitchen / dining room / sitting room at the heart of the house together with spacious double bedroom with working open fire, beautiful garden room, shower room, porch, utility area and further ancillary accommodation at ground floor level. Above the open plan kitchen / dining room is a delightful galleried study / studio / sleeping area with the well positioned exterior balcony enjoying exceptional views
to the harbour and beyond to Earlsferry in the distance. The property exudes great charm and character with many lovely quaint features. In
addition to the main bedroom the garden room and upper gallery can both be used as sleeping areas meaning that the house can comfortably sleep
up to six. Given the extensive garden, and subject to all relevant consents and permissions, it is believed that there may be scope to extend the house further.

OUTSIDE
Old Coastguard Station stands in a beautiful well stocked sizeable garden with generous lawns, paved seating area and a lovely mix of plants and
shrubs. There is a garage and plentiful parking.
