The land at Muirhead and Nottingham Farm is an excellent arable unit situated in the Howe of Fife, a first-class vegetable and cereal growing area. The land lies about 1 mile west of the town of Freuchie, which has some basic shops and services. Traditionally the Howe of Fife is known for its fertile land capable of producing high yields of an extensive range of crops.

The property benefits from excellent access to the A91 linking St Andrews to Stirling, providing access to the M90 for Perth or Edinburgh further afield. St
Andrews, one of Scotland’s most attractive towns, provides a wide range of amenities and entertainment facilities. Nearby, the former market town of Cupar provides an excellent range of amenities and hosts a bustling monthly Farmers
Market, with local produce on display.

Cupar and Perth have excellent communications with mainline railway stations and the area has a fantastic network of major roads leading to the major cities of Scotland, all lying within approximately one hour’s drive. From Edinburgh airport there are regular shuttle flights to London and departures to various European countries.

The agricultural nature of the area ensures it is well provided for by agricultural contractors, machinery dealerships, agricultural merchants and livestock markets in the nearby counties of Stirling and Angus.

The land at Muirhead and Nothingham Farm lies between 60 m and x 130 m
above sea level and is largely situated on a gently facing slope above the A914.
The land lies within a ring fence, and has been classified as predominantly 3 (1) and 3(2) by the James Hutton Institute. The land is well suited to growing a variety of winter harvested crops with potatoes and a wide range of cereals having all
grown successfully on the land.

Optimum growing conditions result in yields of up to:
Potatoes: 26 tonnes per acre
Winter Wheat: 3.5 / 3.75 tonnes per acre
Spring Barley (Malting): 2.5 / 3 tonnes per acre
Rape Seed Oil: 1.5 /1.75 tonnes per acre
There are currently 14 enclosures and in all the land extends to about 63.29 ha (156.40 acres). Access is taken off the access drive to Nottingham Farm or
from a shared road which leads from the A92 through the small settlement of Muirhead. A further agricultural track connects the shared road from Muirhead to Nottingham Farm. Due to the arable nature of the ground many of the field boundaries have been removed and the march fences are either a mix of post and wire fences or stone walls.
To the north-east of the farm steading is a small area of scrub ground with woodland which is steep and extends to about 4.22 acres (1.71 ha).

The farm buildings are situated at Nottingham Farm and comprise a range of traditional and more modern agricultural buildings, which have been well
maintained and in brief comprise:
Shed 1: 12.4 x 5.8 m Concrete portal frame. Fibre cement roof. Concrete floor.
Shed 2: 18.1 m x 5.75 m Steel portal frame and built onto side of grain store. Fibre cement roof. Concrete floor.
Grain store: 11.9 m x 28.0 m (max) Stone and brick walls under insulated roof (suitable as ambient temperature) potato store. 3 grain bins with ogre.
Potato store: 13.7m x 13.4m Stone and brick walls under insulated roof. Concrete floor. (Suitable as ambient temperature potato store).
Implement store: 13.0 m x 5.4 m Breeze block and brick construction under a sloping fibre cement roof.
Garage: 5.9 m x 6.4 m Store to rear.
Traditional steading: Built of stone under a pitched pantile roof with various stores. Lean to section housing farm office and chemical store to side.
From the North: Follow the M90 South towards Edinburgh, at Junction 9 of the M90 (south of Perth) exit onto A912 towards Glenfarg/Cupar. At the Gateside T junction with the A91, turn left onto the A91 east towards St Andrews and Cupar. At the Melville Lodges roundabout take the A92 in a southerly direction signposted for Glenrothes. Continue for about 4 miles through Freuchie and at
the New Inn roundabout take the first exit onto the A914 signposted for Cupar.

The entrance to Nottingham Farm is situated on the right handside after about a quarter of a mile.

From the South: Take the A90/M90 North in the direction
of Perth. At junction 2A take the A92 exit to Kirkcaldy/
Glenrothes. Stay on the A92, and then at the New Inn
Roundabout follow the signs for the A914 to Cupar/St
Andrews. Continue for about a quarter of a mile and the
entrance to Nottingham Farm is situated on the right

installed by the seller so the supply between the Nottingham

Former refuse site
An area of about 0.4 acres of the field shown as 15 on the sale plan was formerly a dump; this ground was reclaimed in the 1960’s and has produced arable crops ever since. An area forming part of the field shown as 8 on the sale plan has been used as a farm dump.

The owner of Nottingham Farmhouse and Gate Lodge have a right of access over the tarmac drive to Muirhead Farm.
There are septic tanks pertaining to Nottingham Farmhouse and Muirhead Farmhouse in the fields forming part of the sale subjects next to these properties.

The subjects are sold together with, and subject to, all existing rights of way, servitudes, wayleaves and others whether contained in the Title Deeds or otherwise, and purchasers will be deemed.
