Craig House is a light and spacious family house quietly positioned looking out onto a green in the centre of the conservation village of Falkland. Falkland is situated in the beautiful rolling countryside of the Howe of Fife with a lovely mix of farmland, coastline, hill and river. The area is home to an array of wildlife with the wide-open spaces of the Lomond Hills offering considerable scope. There are many highly regarded golf courses in the area including the renowned golf courses at St. Andrews as well as Lundin Links, Crail, Ladybank, Elie and Leven. There are many local artists and an annual Open Studio event. In terms of days out there are good sandy beaches at St. Andrews, Tentsmuir and Elie whilst the pretty fishing villages of Fife’s quaint East Neuk which include Pittenweem, Crail and Anstruther are less than thirty minutes to the south-east. There are several popular National Trust for Scotland properties in the area including Kellie Castle, Hill of Tarvit and Falkland Palace itself.
Highly rated state schools are available locally in Cupar or Kinross with independent schooling at St. Leonards in St. Andrews, Dollar Academy, Strathallan, Kilgraston and the High School of Dundee to name but a few. There are railway stations in Markinch, Cupar and Kirkcaldy with national train services and Edinburgh airport is about a forty-five minute drive to the south.

Craig House is a charming period house is largely constructed of sandstone under a pitched pantiled roof. The house has been considerably improved and extended by the current owners with the addition of the garden room off the kitchen on the first floor leading into the terrace, as well as the master bedroom suite and utility room on the ground floor. Award winning architects Nicol Russell Studio worked to adapt this period house for modern family living, opening the house to light and connecting it to the garden with an emphasis on natural materials. The current owners looked into the possibility of obtaining planning permission in principle to build a dwelling house in an area of ground to the south of the garden. The relevant authorities considered that it had merit but Fife Council Transportation advised that further investigation would be required in relation to lowering walls.
