Strathairly Cottage is a lovely country house set in a charming and private rural situation, a short distance to the east of Upper Largo and about a five mile drive to the west of Elie. Surrounded by some breaktakingly attractive countryside and with some fine views over Largo Bay and the Forth Estuary to East Lothian and the hills beyond, the house is well positioned for access to both Edinburgh and St. Andrews as well as Fife’s famous East Neuk. Good local services and facilities are on hand in Lower Largo, Lundin Links, Elie and Leven with a wider offering available in the cosmopolitan St. Andrews and also the bustling Fife county market town of Cupar, both about a fifteen minute drive to the north of the property. In terms of cities Dundee and Perth are within comfortable driving distance, with Edinburgh about thirty nine miles by road to the south.
Strathairly Cottage provides access to an area of particularly outstanding and varied countryside with hill, wood, river, farmland and lovely coastline all close by. The surrounding landscape provides an ideal environment for an array of wildlife and presents a fine choice for the outdoor enthusiast with walking, cycling, sailing and riding all readily available. Largo Bay and The Fife Coastal path can be accessed by a pedestrian right of access over the neighbouring field. In addition the owner of Strathairly Cottage has a right to erect a beach hut on Largo Bay beach.
It is perhaps golf for which Fife is most famous however with numerous top courses in a comparatively small area including the world renowned Old Course at St. Andrews which plays regular host to the Open championship, with the next scheduled visit being the summer of 2015.
Shooting and fishing may also be taken locally. The lovely quaint fishing villages of the East Neuk such as Pittenweem (with its renowned arts festival), Anstruther, St. Monans and Crail, several good beaches such as at Elie and St. Andrews and the vast open spaces of the Lomond Hills are all within easy reach. In terms of visitor attractions, the area is well served by a number of National Trust for Scotland properties including Kellie Castle, Falkland Palace and Hill of Tarvit and there are some excellent restaurants and bars nearby.
There are several good state primary and secondary schools in the area around Strathairly Cottage with independent schooling on hand at St. Leonards in St. Andrews and also the High School of Dundee. Communications are excellent with Edinburgh, easily accessible by car and a regular train service from Markinch and Kirkcaldy (direct services to London and Aberdeen), Edinburgh Airport offers direct flights to Europe and an increasing number of international destinations and is about forty-five minutes away by road. Dundee airport operates a range of short haul flights.
Strathairly Cottage is a charming rural property, which dates from the 1740s when it was formerly the dower house to the Strathairly Estate. The lands of Strathairly are understood to have formed a Knights Templar encampment during medieval times. The house was extended to the north in 1911 in the ‘Arts and Crafts’ style to create the distinctive architectural style that exists today with the feature turret and crow stepped elevations.
Internally the house is full of charm and character with south facing reception rooms facing out over the lovely garden and grounds beyond. Glimpses of the sandy beach of Largo Bay can be seen from many of the south facing rooms and to the north the view is to Largo Law.
The ground floor offers an entrance hall with Delft tile fireplace, a drawing room and dining room (both with open fireplaces and bay windows) either side of a broad hallway leading out to the garden. A door leads off the dining room to a snug with a stove. The family kitchen has a large Aga as well as a larder and walk in store. Also on the ground floor are an office, study, utility room, 2 WCs, bedroom and boiler room.
The bedroom accommodation on the first floor comprises five large bedrooms (master en suite), a shower room, bathroom, separate WC and ample storage.
Attached to the west side of the house is a former stable that was converted by the current owners in 2008 to create a comfortable and very spacious annexe comprising a kitchen/dining room, drawing room, utility room with WC as well as two bedrooms and a bathroom on the first floor.
To the west side of the house, and approached off the driveway are various outbuildings, which in brief comprise a double garage, wooden single garage and stable building.
GARDENS AND GROUNDS
Strathairly Cottage is situated in garden and grounds extending to about 2.5 acres which are largely laid to lawn with areas of mature woodland and meadow and wildlife areas leading down to a burn. To the south is a large paved terrace overlooking the garden and the sea. The garden is well-stocked with spring bulbs, rhododendrons, azaleas, roses and a long south facing herbaceous border.
The carpets are included in the sale. Some of the curtains are available by separate negotiation. The picture lights in the drawing room are excluded. The oven in the Annexe is excluded and will be removed prior to the conclusion of the sale. The stone troughs, mill wheel and staddle stones in the garden are excluded.
Coming from the south take the A915 from Kirkcaldy passing through Leven and Lundin Links. In Upper Largo take the A917 making for Elie and after passing the speed limit sign continue for half a mile and then take the turning on the right onto a shared gravel drive. Continue on the drive for about 950 m taking the left fork in the road; Strathairly Cottage is situated at the end of the track.
