Local services and amenities are available in both Cupar and Newburgh which between them offer an excellent range of shops, restaurants, supermarkets and the like. In terms of city facilities, there is rapid access to Perth, Dundee and Glenrothes from Aytounhill, whilst a short drive to the east, the ancient and historic university town of St. Andrews also offers an excellent selection of services and is also a major tourist destination.

Lying deep in the woods, The Stables offers great scope for walking and cycling as well as a range of other country pursuits, with the immediate surrounding area also providing a rich home for all manner of wild-life including red squirrels, deer and many birds. The public right of way leading to the top of the hill Norman’s Law runs close by whilst, more generally, Fife and the Cupar area offer ready access to some particularly attractive countryside, with a glorious mix of rolling hill, wood, river and coastline. Riding, walking, cycling, sailing and fishing are all on hand but it is probably golf for which Fife is most well known with many top courses in the area, including the renowned Old Course at St. Andrews. In terms of days out and visitor attractions the county is well served by a number of National Trust for Scotland properties including Kellie Castle and Falkland Palace, with the wide open spaces of the Lomond Hills and the quaint fishing villages of the East Neuk also within a short drive.

There are several good state primary and secondary schools in the area with independent schooling available at St. Leonards in St. Andrews, the High School of Dundee and Kilgraston at Bridge of Earn as well as Craigclowan, Strathallan and Glenalmond towards Perth. The area around Aytounhill is very well connected in terms of accessibility, with the main M90 motorway running between Perth and Edinburgh lying a short distance to the west. The centre of Edinburgh can be reached in just under an hour whilst Edinburgh’s busy International airport lies around fifty minutes to the south by road. There are mainline railway stations in Perth, Cupar, Leuchars, Ladybank and Markinch.

DESCRIPTION
The Stables comprises a wonderful entire dark stone period stable block in a lovely woodland setting near Dunbog. The substantial property offers an attractive modernised three bedroom courtyard residence together with the extensive former stables along with various stores, tack rooms and hay lofts set around a most enchanting cobbled courtyard. There is also a former workshop.

The house offers lovely bright spacious accommodation over two floors, looking out onto the enclosed private yard. At the heart of the house is the beautiful open-plan kitchen/living room with open fire and wood flooring with underfloor heating. Light floods in from three former garage door openings which now form super large astragalled windows. Completing the ground floor is a utility room / wc and hall.

The first floor accommodation comprises three good bedrooms served by a family bathroom with a useful store. The south facing bedrooms enjoy a lovely outlook over the courtyard to the surrounding rolling countryside. The house can also be approached, at first floor level, by an external stone staircase which leads to a porch at the side of the building.

OUTSIDE
In addition to the house itself, the property comprises the original cobbled stables courtyard with three substantial former stables as well as a garage and a store / tack room. Situated above the stables are a series of lofts. Built onto the southern boundary wall of the courtyard is a workshop.
In addition to the lovely courtyard there is an attractive enclosed area of garden ground to the south of the buildings. Pony grazing is available to rent adjacent to the property. To the south of The Stables is a pony paddock and to the west is an area of woodland beyond which are a range of useful outbuildings.
