Whinstead is an outstanding family house with exceptional garden in a lovely semi-rural setting on the edge of the popular Fife county town of Cupar. The town offers an excellent range of local facilities including a good mix of shops, two primary schools, a secondary school, doctors’ surgery, sports centre, restaurants, pubs and the like as well as a regular monthly farmers’ market. The ancient and historic university town of St. Andrews, renowned worldwide as the home of golf and with a wonderful cosmopolitan mix of amenities is about nine miles to the east while the resurgent city of Dundee, already home to Scott’s RSS Discovery and soon to be the location for the Victoria & Albert Museum, is a similar distance to the north east over the Tay Bridge. With its new city status, Perth is no more than a thirty minute drive to the north-west whilst Edinburgh is also within comfortable driving distance.

The town of Cupar offers easy access to the beautiful rolling countryside of North East Fife with a lovely mix of farmland, coastline, hill, wood and river all nearby. The result is to provide home to an array of wildlife and for the outdoor enthusiast is the perfect setting for a range of recreational pursuits including walking, cycling, riding and sailing. Golfers are particularly well provided for with numerous highly rated courses nearby including Ladybank, Cupar, Elmwood, Elie, Lundin Links, Scotscraig and the many fine courses in and around St. Andrews where the Old Course regularly hosts the British Open, the next scheduled visit being the summer of 2015. Shooting and fishing are available locally with some fine pheasant shoots nearby. The Fife Hunt is the most northerly pack of foxhounds in the UK and there are good opportunities provided with the Pony Club for the younger enthusiast and various riding clubs. There is racing and polo at Scone outside Perth which is also the venue for the annual Scottish Game Fair. In terms of days out the wide open spaces of the Lomond Hills are close at hand, along with several popular National Trust for Scotland properties including Hill of Tarvit outside Cupar, Kellie Castle and Falkland Palace. Fife’s beautiful and varied coastline includes several sandy beaches such as St. Andrews, Elie and Tentsmuir. The pretty fishing villages of Fife’s quaint East Neuk such as Crail, Anstruther, St. Monans and Pittenweem are just a short drive to the south.

State primary and secondary schools are available locally with private schooling being provided at St. Leonards in St. Andrews, the High School of Dundee and several highly rated schools in the Perth area. There are railway stations in Cupar, Leuchars and Ladybank with Edinburgh airport about one hour to the south. The regional airport at Dundee offers a selection of short haul flights.

DESCRIPTION
Converted by the current owners in the 1970’s, Whinstead comprises what was formerly thought to be the Coach House for the nearby Dalgairn House, with the building believed originally to date from around 1785. Standing in a lovely quiet semi-rural location to the north of Cupar, and of a lovely dark whinstone exterior under a slate roof, the house is located at the end of a shared private drive, being one of three houses positioned around a lovely shared central courtyard area. In terms of the accommodation which is beautifully presented and arranged over two floors, the ground floor comprises excellent sitting room/dining room with multi-fuel stove, superb recently installed oak breakfasting kitchen, shower room, utility room, hall and further ancillary accommodation. A lovely galleried staircase leads to the first floor where there are four bedrooms (with the principal bedroom benefitting from en-suite facilities), family bathroom and generous formal drawing room with open fire.
