The cottage offers huge potential and the popular sought-after setting gives residents the best of both worlds being only a five to ten minute drive from the centre of St. Andrews whilst at the same time offering all the attractions of idyllic country living. Known world-wide as the Home of Golf the ancient and historic university town of St. Andrews offers an excellent cosmopolitan mix of amenities and facilities so as to cater for virtually every need with a superb mix of shops, restaurants, supermarkets and services. A short distance to the north-west lies Cupar, Fifes busy county town whilst a short distance to the north over the River Tay lies the resurgent city of Dundee. From the Kinaldy area there is easy access south to the lovely quaint fishing villages of Fifes wonderful East Neuk such as Crail, Anstruther, Pittenweem and Elie. The stunning countryside that surrounds the property comprises a majestic mix of rolling hills, woods, farmland, river and coastline offering considerable scope for the outdoor enthusiast with walking, riding, cycling, sailing, shooting and fishing all readily available along with an abundance of wildlife. Without question though it is the game of golf for which this area of Fife is best known with many highly rated courses in a comparatively small area including the Old Course at St. Andrews which next hosts the Open Championship in the summer of 2015. The excellent courses at Kingsbarns, Crail and The Dukes at Craigtoun are a few of the other options close by.
Accessibility is very good with the centre of Edinburgh no more than one hour distant by road with mainline railway stations in Leuchars, Cupar and Dundee. Edinburgh Airport is about fifty-five minutes away with the busy regional airport at Dundee also offering a good selection of short haul routes. Primary and secondary schooling is available locally with independent schooling available at St. Leonards in St. Andrews and also the High School of Dundee.
