Orchard House sits in an attractive semi-rural situation on the edge of the village of Windygates and it has a lovely aspect to the east over open countryside to Largo Law in the distance. The property is very well placed for access to Leven, Glenrothes, Kirkcaldy and Cupar, which between them offer a superb range of services and amenities. Slightly further afield St. Andrews, Perth and Dundee all lie within a thirty minute drive and provide a wider more cosmopolitan range of options. Edinburgh is about 32 miles by road from Orchard House. Windygates has some local shops and services, including a hotel and separate village public house which can be approached on foot from Orchard House by a flyover over the A911.
The area provides great scope for a wide range of recreational pursuits including walking, riding, cycling and golf with many highly rated courses in the area including Ladybank, Leven and Lundin Links. The Old Course in St. Andrews is regular host to the Open Championship. Shooting and fishing may be taken locally whilst the superb coastline and beaches of Fife are within easy reach. In terms of days out the pretty fishing villages of the East Neuk are not far away and there are several National Trust for Scotland properties in the area including Falkland Palace and Kellie Castle.
Good state schooling is available locally with private schooling being provided at the High School of Dundee, Dollar Academy, St. Leonards in St. Andrews and a number of schools in and around Perth and Edinburgh.
There are mainline railway stations at Markinch, Kirkcaldy and Cupar with Edinburgh International Airport less than thirty minutes to the south. The busy regional airport at Dundee also offers a good range of short haul flights.
Orchard House is a splendid Victorian house built around 1848 for the manager of the nearby Cameron Bridge Distillery, which is still in existence today. The house is constructed of beautiful cut stone under a series of pitched slate roofs and offers spacious and well-proportioned accommodation over two levels extending to about 304 sqm (3,272 sqft). The house has a handsome façade approached by an impressive pedimented entrance with a protruding bay to one side.

From the A92 take the turning onto the A911 signposted for Windygates and Leven and continue for just over 4 miles. Continue past the turning on the left to Windygates and after about 0.5 miles take the exit onto the A915 at the Durievale Roundabout signposted for the Cameron Hospital. Continue for about 0.5 miles and at the next roundabout take the exit at the roundabout for the Distillery and Cameron Hospital and after a short distance take the right fork in the road. Orchard House is situated at the end off the road on the right handside and is approached by a private driveway shared with two other modern houses.
