Muircambus House is a delightful and handsome country house in a charming and private rural setting, one and a half miles to the north-west of Elie, about a two mile drive to the east of Lower Largo. Surrounded by some breathtakingly attractive countryside and with some fine views over fields and dunes to the Forth estuary, the house is well positioned for access to both Edinburgh and St. Andrews as well as Fife’s famous East Neuk. Good local services and facilities are on hand in Elie, Lower Largo and Leven with a wider offering available in the cosmopolitan St. Andrews and also the bustling Fife county market town of Cupar, both about a fifteen minute drive to the north of Muircambus. In terms of cities Dundee and Perth are within comfortable driving distance, with Edinburgh about forty five minutes by road to the south.

Muircambus provides access to an area of particularly outstanding and varied countryside with hill, wood, river, farmland and lovely coastline all close by. The area is home to an array of wildlife and presents a fine choice for the outdoor enthusiast with walking, cycling, sailing and riding all readily available. It is perhaps golf for which Fife is most famous with numerous top courses in a comparatively small area including the world renowned Old Course at St. Andrews which plays regular host to the Open championship, with the next scheduled visit being the summer of 2015.

Shooting and fishing may also be enjoyed locally. The lovely quaint fishing villages of the East Neuk such as Pittenweem, Anstruther, St. Monans and Crail, several good beaches such as Elie and St. Andrews and the vast open spaces of the Lomond Hills are all within easy reach. In terms of visitor attractions, the area is well served by a number of National Trust for Scotland properties including Kellie Castle, Falkland Palace and Hill of Tarvit.

There are several good state primary and secondary schools in the area around Muircambus with independent schooling on hand at St. Leonards in St. Andrews and also the High School of Dundee. There are railway stations in Kirkcaldy, Markinch, Ladybank, Cupar and Leuchars with Edinburgh airport about forty five minutes away by road. Dundee airport operates a range of short haul flights.

Lot 1: Muircambus House, policies and grazing, Lodge Cottage and Garden Cottage (about 19.92 acres / 8.06ha)

Muircambus House
Extensively remodelled by the renowned Scottish architect and pioneer of the Scottish baronial style William Burn in around 1830, the original core of Muircambus House is believed to be a stone bothy dating from the 1300’s. Beautifully positioned in its own mature grounds, just a short drive from Elie, the house is of a most attractive dark whinstone construction under a slate roof with crow stepped gables and prominent central turret. The accommodation is very well presented, offering lovely comfortable and substantial living space over two floors in a delightful rural setting.

The extensive ground floor accommodation is centred on an impressive hallway with doors off to the drawing room with stunning fireplace and the well proportioned dining room, which between them offer excellent space for entertaining. The conservatory is accessed through the drawing room.

Along a passage from the dining room is the charming sitting room with the spacious kitchen/breakfast room, office, playroom, workshop, laundry, dairy, gun room, cloakroom, wine cellar and further ancillary accommodation completing the ground floor.

A lovely broad staircase leads up to the first floor level where at the western end of the house lies the superb principal bedroom suite with dressing room and bathroom, along with four further double bedrooms, two further bathrooms, a shower room, hobby room, linen room / bedroom, store and further ancillary accommodation. The central turret is accessed at the first floor level and provides access to the roof, with a useful back staircase also linking the ground and first floor levels.

The house enjoys lovely views over the surrounding countryside with excellent views out on to the Forth from the rooms at the western end.

At the eastern end of the house is a yard area comprising:
Double garage with electric up and over doors
Generator room
Log store
Tank room

The mature garden at Muircambus is a delight, carefully planned to offer colour and interest at all times of the year. With extensive sweeping lawns there is a lovely mix of plants, trees and shrubs with the gravelled drive leading round to the front of the house and offering extensive parking. A short distance away from the house to the south east, between The Lodge Cottage and Garden Cottage lies the former walled garden.

To the west and north of the house lies the policy park comprising grazing of approximately 15 acres.
