Quietly positioned in a highly sought-after area close to the coast, to the east of Upper Largo just a short distance from Earlsferry and Elie, Easter Coates Cottage is a delightful and charming semi-detached country cottage. It stands next to the historic little Newburn chuchyard which is believed to date from the twelth century. Surrounded by some particularly fine countryside and with lovely distant southerly views over fields and countryside to the Forth estuary and Largo Bay, the house is well placed for access to Edinburgh and St. Andrews, as well as Fife’s popular East Neuk. Good local services and facilities are available in Lower Largo, Elie and Leven with a wider offering in the cosmopolitan St. Andrews and also the bustling Fife market town of Cupar, which are both about a twenty minute drive. In terms of the cities, Dundee and Perth are within comfortable driving distance with Edinburgh no more than about 45 minutes by road to the south.

Easter Coates Cottage stands in an area of outstanding and varied countryside with hill, wood, river, farmland and beautiful coastline all close by. The result is home to an array of wildlife and also provides a fine choice for the outdoor enthusiast with walking, cycling, sailing and riding all readily available. It is perhaps golf for which Fife is best known however with many top quality courses in a comparatively small area including the world renowned Old Course at St. Andrews which regularly hosts the Open championship – the next visit is in 2015. In the area around Largo itself there are highly rated courses at Elie, Lundin Links, Leven and Crail. Shooting and fishing can also be taken locally with the lovely fishing villages of the East Neuk such as Pittenweem, Anstruther, St. Monans and Crail, several good beaches such as Elie, Tentsmuir and St. Andrews and the vast open spaces of the Lomond Hills all within easy reach. In terms of visitor attractions the area is well served by a number of popular National Trust for Scotland properties including Kellie Castle, Hill of Tarvit and Falkland Palace. There are railway stations in Kirkcaldy, Markinch, Ladybank, Cupar and Leuchars with Edinburgh airport approximately forty five minutes away by road.

Comprehensively refurbished and improved by the current owner, Easter Coates Cottage is a charming semi-detached rural property with an exquisite garden and superb views, very quietly positioned in a renowned, highly sought-after area of Fife. Of an attractive painted harled exterior under a traditional red pantile/slate roof the pristine accommodation is arranged over one level with wonderful open plan sitting room/kitchen with open fire, two spacious well proportioned double bedrooms, family bathroom and porch. With bespoke stripped pine farmhouse doors, solid oak kitchen worktops, victorian fire surround with hand-made inset tiles, original beams in one of the bedrooms, painted wooden floors, lovely fresh decoration and lots of natural light from the fine southerly aspect, the house offers exquisite contemporary living space with a simply delightful air and feel. Easter Coates Cottage is well suited either as a very comfortable permanent residence or alternatively a readily accessible holiday bolt hole.

The well stocked garden comprises a lovely mix of plants, trees and shrubs as well as areas of lawn, vegetable garden and sheltered seating areas. There are beautiful views over the surrounding fields and countryside to the Firth of Forth. There is access for cars to the rear of the house around the back of the adjoining cottage with a separate lane for pedestrian access adjacent to the church.
