The Mill House is situated in a lovely rural location on the edge of the small settlement of Stirton Mill in North East Fife. The surrounding area comprises a mixture of open countryside and rolling hills with the Motray Burn running nearby along one edge of the property.
Gauldry is 2 miles to the north, which has a local shop, school and pub as well as a bus service with regular connections to Dundee and other destinations. Cupar is about 5 miles to the south and has an excellent range of local facilities including a good mix of shops, two primary schools, a secondary school, doctors’ surgery, sports centre, library, restaurants, pubs a regular monthly farmers’ market and railway station on main line to Edinburgh. The ancient and historic university town of St. Andrews, renowned worldwide as the home of golf and with a wonderful cosmopolitan mix of amenities is about 13 miles to the east while the resurgent city of Dundee, already home to Scott’s RSS Discovery and soon to be the location for the Victoria & Albert Museum, is 10 miles to the north east over the Tay Bridge. With its new city status, Perth is no more than a thirty minute drive to the north-west whilst Edinburgh is also within comfortable driving distance.
The surrounding countryside provides home to an array of wildlife and for the outdoor enthusiast is the perfect setting for walking, cycling, riding, sailing, shooting fishing, bird watching and other outdoor activities. Golfers are particularly well provided for with numerous highly rated courses nearby including Ladybank, Cupar, Elmwood, Elie, Lundin Links, Scotscraig and the many fine courses in and around St. Andrews where the Old Course regularly hosts the British Open, the next scheduled visit being the summer of 2015. The Fife Hunt is the most northerly pack of foxhounds in the UK and there are good opportunities provided with the Pony Club and riding clubs for the younger enthusiast. There is racing and polo at Scone outside Perth which is also the venue for the annual Scottish Game Fair. The wide open spaces of the Lomond Hills, and the Angus Glens are close at hand, along with several popular National Trust for Scotland properties including Hill of Tarvit outside Cupar, Kellie Castle and Falkland Palace. Fife’s beautiful and varied coastline includes several sandy beaches such as St. Andrews, Elie and Tentsmuir. The pretty fishing villages of Fife’s East Neuk such as Crail, Anstruther, St. Monans and Pittenweem (with its annual Arts Festival) are just a short drive to the south.
State primary and secondary schools are available locally with private schooling being provided at St. Leonards in St. Andrews, High School of Dundee and several highly rated schools in the Perth area. There are railway stations in Cupar and Leuchars with Edinburgh airport about one hour’s drive to the south. The regional airport at Dundee offers a selection of short haul flights.

DESCRIPTION
The Mill House comprises a B listed former Jacobean watermill (believed to have once been owned by Balmerino Abbey), which was subject to a full conversion and extension in 2006 to create the exceptional rural property that exists today. The south facing property is constructed of stone under a series of pitched pantiled roofs and when the conversion was carried out great effort was made to retain much of the original character of the building but at the same time create the layout and comfort of a modern family home. The property has a 1799 date stone and water wheel on one of the south facing elevations and it enjoys open countryside views on three sides. The exterior of the house has been carefully restored and extended but internally the house enjoys excellent thermal insulation qualities and is fully double glazed, with many of the glazed external doors being triple glazed.
