Gorno Grove Cottage is situated in a lovely rural location nestled in countryside about one mile north-west of Strathmiglo, which has some local shops and services. A wider offering of facilities is on hand at both Cupar (12 miles) and Kinross (11 miles) and with its new city status Perth is no more than 13 miles from the property. The ancient and historic university town of St. Andrews, renowned world wide as the Home of Golf, and with a wonderful cosmopolitan mix of shops, restaurants and facilities is 22 miles to the east. The resurgent city of Dundee is a comfortable drive from the property with Edinburgh well within daily commuting distance.
The surrounding area enjoys some glorious rolling Fife countryside which comprises a wonderful mix of highly fertile farmland, woodland hill ground and river. The area is home to an array of wildlife and, for the outdoor enthusiast, offers access to a wide range of recreational pursuits including walking, cycling, riding and golf with many highly rated courses within easy reach including Ladybank, Lundin Links, Elie and the many fine courses in and around St. Andrews where the Old Course plays regular host to the British Open. Challenging shooting and fishing may be taken locally and there are some fine pheasant shoots nearby. The Fife Hunt is the most northerly pack of foxhounds in the UK and there are many opportunities for riding with pony clubs for the younger enthusiast. There is racing and polo at Scone, outside Perth, which is also the venue for the annual Scottish Game Fair. The pretty fishing villages of Fife’s quaint East Neuk such as Anstruther, Pittenweem, Elie and Crail are just a short drive to the south. In terms of days out the wide open spaces of the Lomond Hills are close at hand along with a number of popular National Trust for Scotland properties including Kellie Castle, Falkland Palace and Hill of Tarvit. Fife’s beautiful and varied coastline includes several good sandy beaches such as Tentsmuir, St. Andrews and Elie.
State schooling is available locally with private schooling being provided at nearby Kilgraston, Dollar Academy and Strathallan. There are railway stations in Ladybank, Cupar and Perth, with Edinburgh airport no more than forty five minutes to the south. The busy regional airport at Dundee offers a good selection of short haul flights.
Gorno Grove Cottage is a charming rural property, which enjoys lovely views out over the surrounding countryside to the Lomond Hills in the distance. The house was built in the 1880s and has more recently been extended and upgraded and now offers a comfortable family house extending to about 174 sqm (1,875 sqft). The house forms a “T” shape and is largely constructed of stone under a series of slate roofs and offers three public areas and three spacious bedrooms. Of particular note is the sitting room, which has a lovely open outlook over to the Lomond Hills as well as an exposed stone chimney breast with a log fired stove. Adjacent to the sitting room is an open plan dining room, which also shares the log burning stove with the sitting room. The house also offers a generous kitchen/breakfast room with a utility room off as well as three bedrooms (one en suite) and a family bathroom.
Gorno Grove Cottage is approached from the A91 by a shared tarmac drive, which leads up to a gravel parking area and single garage to the west side of the house. To the rear of the house is a further parking area and an enclosed area of garden. To the south side of the house is a terrace and area of garden, which enjoys an outstanding view out over to the Lomond Hills in the distance. To the south and east side of the house is a large paddock extending to over two acres, which is enclosed by post and wire fencing with timber stable block with three loose boxes (with electric power and light).
From Edinburgh, take the M90 motorway and exit at Junction 8 signposted for St Andrews and Glenfarg. Continue on the A91 and the turning to the shared drive to Gorno Grove Cottage is on the left hand side just after the lay-by about one mile beyond Gateside.
