DESCRIPTION An attractive block of mixed woodland and agricultural land extending to 22.49 acres or thereby, currently used for grazing livestock. There is an electricity supply on site as well as a mains water supply. There is also a private water supply to the southern field. Under local planning regulation (H3 – Housing in the Countryside) there is the possibility that planning consent could be obtained, subject to the usual formal applications and consents, to build within the land as a property “essential for the needs of agriculture or other business requiring a rural location” and / or “a single house within a remote rural area which is well related to its landscape setting, is of an appropriate scale and design, and would provide a low carbon house and lifestyle”. Supplementary guidance in the Dumfries & Galloway Adopted Local Plan sets out in more detail how the criteria would be applied. Galbraith are not in a position to apply for or comment on the suitability of such applications or consents.METHOD OF SALEThe land at Doon Wood is offered for sale as a whole. The Land The land at Doon Wood extends to approximately 22.49 acres (9.1 ha), is ring-fenced and lies to the east of the public road.
