DESCRIPTION

Heezlum Peezlum (meaning “man in the moon”) is a detached traditional cottage which over time has been extended. Situated within an extensive plot measuring 0.67acres of which planning permission, in principle, for a 1 ½ storey residential building has been granted. The existing cottage offers far reaching views over the fields to the Rough Firth and Solway Firth beyond. The outside space has seating areas to enjoy the views and peaceful surroundings. Internally there is a wood burning stove in the sitting room to cosy up beside on an evening, a sun porch three bedrooms offering comfortable spaces to return to after a day of walking and exploring the countryside.

SITUATION

Rockcliffe boasts a tearoom/gallery, as well as a sheltered beach, with beautiful views over the Solway Coast to Cumbria. From the beach Rough Island bird sanctuary can be reached on foot at low tide via a causeway. Nearby Kippford (only a few miles by road) can also be reached from Rockcliffe by a coastal walk, has a marina, safe moorings, and a sailing club. Colvend village has a good village shop, post office and primary school, whilst there is a broader range of shops, schools and services in both Dalbeattie and Castle Douglas.
The area offers wonderful sporting and recreational opportunities and is well known for its mild climate and long growing season. There are numerous lochs and rivers locally providing entertaining fishing as well as salmon and sea trout fishing on some of Dumfriesshire’s larger rivers such as the Nith and Annan. Colvend golf course is situated nearby whilst the championship course of Southerness is only eight miles to the east. There is also a local 9 hole par 3 golf course at Craigieknowes, useful for improving the short game, or just starting out. The area is also perfect for cycling along the quiet country roads as well as mountain biking in the nearby forest parks forming part of the nationally renowned Seven Stanes routes. It is also an idyllic location for walkers with numerous coastal walks, and hill walking in the nearby Galloway Hills and Forest. Communications to the area are very good. There are railway stations in Dumfries and Lockerbie and the M74 motorway network can be reached in about 45 minutes by road. There are regular flights to other parts of the UK, Ireland and continental Europe from Prestwick Airport, which is about 1.5 hours’ drive north, and both Edinburgh and Glasgow can be reached in around 2 hours.
