DESCRIPTION
Gordieston Steading comprises 3 Lots. Lot 1 and Lot 2 have development potential for residential conversion which has been supported with pre-planning advice from the Dumfries and Galloway Council Planning Department. This is only advice at this stage and not binding.

Lot 1 comprises a large brick built traditional agricultural building. There is also a tin clad pole barn which is currently empty. Lot 1b, which is a 3.22 acre grass paddock, is up for sale only with the purchase of Lot 1a and not with any other Lot. According to the James Hutton Institute, the paddock is Grade 4(1).

Lot 2 comprises three existing traditional agricultural sheds. The central building, which once housed a small dairy parlour, has conversion potential for a residential property. SITUATION
Gordieston Steading is situated in rural Dumfries and Galloway, 1.6 miles from the village of Dunscore which hosts a medical centre, primary school and community run pub. The larger town of Dumfries which is the principal town of the region, is 11 miles to the south. Dumfries has supermarkets, high schools, the principal hospital for the region and a University of West of Scotland and University of Glasgow campus. The subjects are 8 miles from Moniaive, 11 miles from Thornhill and 16.5 miles from New Galloway, all which provide further amenities and access to the Galloway Hills.
