Hardgate is positioned centrally between Dalbeattie and Castle Douglas, and is accessible to the A75 euro-route. The market town of Castle Douglas is known as Scotland’s Food Town and has many local individual shops and businesses providing a varied selection of gifts, foods, and services. There are both primary and secondary schools in the town along with supermarkets, health services, veterinary services and a thriving livestock market. Dalbeattie also has both primary and secondary schools, shops, services and a museum. Dumfries, some 13 miles east, is the principal town in the region, and provides a wider range of schools, high street shops, retail parks, and other services including a large hospital, the Dumfries and Galloway Royal Infirmary. Also in Dumfries there is the Crichton Campus providing further and high education courses at the University of Glasgow, and The University of the West of Scotland.
Communications to the area are very good. There is a main line railway station in Dumfries and also Lockerbie providing excellent links to both the north and south. The M74 motorway network is approximately 37 miles distant, and there are regular flights to other parts of the UK, Ireland and Continental Europe from Prestwick Airport about 60 miles north. Edinburgh and Glasgow airports provide both domestic and international flights both around 100 miles distant.
The plot extends to around 0.37 acres (0.14 hectares) and lies to the north of the Primary School in Hardgate. Outline planning consent for a single dwelling house was obtained in April 2020.
