The land is predominantly classified as Grade 4(2) with the woodland classed as Grade 6(2). Grade 4(2) land is classed as land capable of producing a narrow range of crops primarily of grassland with short arable breaks of forage crops.

The woodland and 2 fields on the east are designated as Ancient woodland by Scottish Natural Heritage.

THE LAND
Land At Retreat Farm extends to approximately 50 acres, a ring-fenced block lying north of the public road with a farm track leading directly to the handling pens and loading area. The land is principally classified as Grade 4 (2) and 6 (2) by the James Hutton Institute and benefits from a southerly aspect. The land rises from approximately 60 m to 80 m above sea level at its highest point. The fields are arranged in five large blocks with interconnecting gates and a set of handing pens located at the north eastern boundary adjacent to the farm track (not owned) allowing for ease of stock movement within the land and on and off the unit.
