SITUATION

Kirkbean is a small village, situated 12 miles south of Dumfries on the main A710 Colvend coast road. Kirkbean provides a primary school and the Cavens Hotel, of which the grounds of Deanwood previously belonged, to the North of the village Criffel peak provides a stunning backdrop.

Dumfries which is approximately 12 miles distant is the principal town in the area, and provides a wider range of schools, shops, retail outlets, and other services including the Dumfries and Galloway Royal Infirmary. Also providing the Crichton Campus providing further, and higher education courses.

The South West of Scotland is well known for its mild climate, attractive unspoilt countryside and the diversity of sporting and recreational pursuits. For cycling enthusiasts there are many routes including those along some of the designated cycle ways such as the Seven Stanes mountain bike routes, including Dalbeattie Forest and the Galloway Forest Park, and Ae Forest north of Dumfries. For walking enthusiast there are many lovely walks in the area including hill walking and many picturesque coastal walks (please note the tides on this stretch of the Solway Coast come in very quickly owing to the flat sands). For golf enthusiasts there is the nearby championship course at Southerness, 5 miles away, and there are several other courses nearby including Colvend, Castle Douglas and a number in Dumfries. The Solway coast is popular with sailors and Kippford and Kirkcudbright have safe moorings.

Communications to the area are very good. There is a main line railway station in Dumfries and also Lockerbie providing excellent links to both the north and south. The M74 motorway network is 36 miles to Gretna (South) and 26 miles to Lockerbie for going North. With regular flights to other parts of the UK, Ireland and Continental Europe from Prestwick Airport which is about 71 miles to the North. Edinburgh Airport 91 miles distant and Glasgow 96 miles.
