Balcary Tower is one of the most unique and fine examples of a coastal property in Dumfries & Galloway which has been lovingly and professionally refurbished by the current owners to a modern and high standard. The property is C Listed.
Balcary Tower was built around 1860 by Colonel Johnstone, the Laird of Auchencairn House, it is believed for his French governess and mistress. The Tower was extended in the 1960s and again in the 1970s and mostly recently was entirely professionally refurbished in 2012.
Entirely refurbished in 2012, every element, structure and surface of the property was overhauled including re-wiring, re-plumbing, some reconstruction, extension and re-fit of all services including the installation of a Windhager biomass pellet boiler, fibre glass roof and installation of a Tricel septic tank treatment plant to comply with modern regulations. A number of windows were replaced and the house is now entirely double glazed throughout. The kitchen is fitted with Gaggenau appliances including steam oven, large electric oven with warming drawer, dishwasher and a dining area. The sitting room has a large picture window overlooking the rock pool with views to Hestan Island beyond and over the estuary with a Contura wood burning stove. The house has a pressurised cold and hot water system, heated from the biomass boiler. There is a Clearview wood burning stove in the drawing room. All the bedroom shutters have been renewed and the master bedroom bathroom has a stunning large picture window overlooking the estuary. In addition to the bedrooms on the 1st and 2nd floors there is a staircase to an insulated electrically operated roof hatch with access to the roof of the Tower with stunning 360° views of the estuary, Hestan Island, garden and surrounding countryside.
Ground Floor: Front Entrance Hall, Dining Room, Drawing Room, Under Stair Store, Bedroom 4 En-suite (Jack & Jill), Kitchen/Sitting Room, Utility Room, WC, Rear Hall.
First Floor: Master Bedroom Suite, Bedroom 2 En-suite with Dressing Room.
Second Floor: Bedroom 3 and Bathroom
Outbuildings: Single Garage, Boiler Room, Pellet Store. Boathouse. Log Store. 2 Greenhouses & 2 Garden Sheds.
GARDEN AND GROUNDS
The gardens are landscaped into the natural sloping topography of the land around and behind the house and are predominantly wooded with some open areas with flowering shrubs and perennials, including carpets of snowdrops, daffodils and bluebells throughout the spring. There are two greenhouses and a fenced off area with raised bed vegetable garden and a separate fruit garden.
The house is situated on a rock promontory at the entrance to Balcary Bay on the Solway Firth and enjoys the most stunning views at all times of year of the sea and Hestan Island. The property is as close as it comes to island living without having to leave the shore and its setting at the end of a long private wooded drive ensures a high degree of privacy. In addition to the refurbishment, the current owners have erected a steel framed shed which serves as a boathouse and workshops opposite the slipway leading to the shore.
The property has a rock-cut swimming pool which fills naturally with sea water at high tide and has a sluice gate so that water can be changed if required. This offers a unique angle on those that enjoy wild swimming on the doorstep of their own property. Crucially in today’s modern world the Tower has Optical Fibre BT Cable to the Premises installed which means that it benefits from internet speeds in excess of 150 mbps.
The Paddock would be ideal for grazing of small animals or equestrian use. There is water and electricity on site both of which will require connection and there is ample space to erect buildings suitable for housing of animals in the field, subject to the necessary consents.
The Boathouse was constructed in 2013 and measures approximately 15m x 8m with two workshops on the ground floor, both fitted with water, electric power and light with a mezzanine storage floor above with secure pedestrian access to the side and a large roller door to the front.
ACCESS AND RIGHTS OF WAY
The Tower is accessed via a half mile driveway leading from the end of the public road at Balcary Bay. The owners of The Boat House further around the peninsula have a right of access over the first 100 yards of the driveway and over the track through the Paddock. A public footpath traverses the Paddock and skirts the south eastern woodland boundary of the title.
LOT 2: THE PADDOCK EXTENDING TO 4.85 HA (12 ACRES)
The Paddock is offered as a separate lot should a purchaser not require it, however, Lot 2 shall not be sold prior to Lot 1.
