Carsegowan Cottage is situated adjacent to the A714, between the market town of Newton Stewart and Scotland’s Book Town Wigtown. Wigtown, is a small rural town which becomes a hive of activity for 10 days between the end of September and beginning of October as well known, and local speakers, take the stage during the annual Book Festival. Wigtown is home to many bookshops and cafes, with the famous Bladnoch Distillery located just outside the town. The town also hosts its own agricultural show annually in early August. Newton Stewart, approximately five miles north offers a wider range of shops and offices, including a leisure centre, secondary school and supermarkets.
Carsegowan Cottage is a charming detached country cottage with a 0.25 acre paddock currently registered as a smallholding. The land is currently being used to graze a small number of sheep, however, if desired the land could be incorporated back in to the garden. The cottage itself is very traditional of type and deceptively spacious. A small utility area leads to the Kitchen which opens to a Dining Room, with stairs leading to the first floor and a door opening to the hall. The Garden Room, with views over the surrounding countryside, is the perfect place to sit and relax, French doors open out to the Garden and patio area adjacent. An open fire adds to the warmth of the cosy Sitting Room, with views of the garden and field beyond. Two Bedrooms on the first floor, with coombed ceilings, have a number of Velux windows and one side window, providing an abundance of light which flows from one end to the other. Carsegowan Cottage sits under a tiled roof, is double glazed throughout and has oil fired central heating, powered by a Worcester Heatslave 15/19 boiler, situated in the workshop.
The Workshop, an extension of the main building and can be accessed from the front and rear garden. The well-lit double aspect workspace has power, a workbench, concrete floor, and shelving which could be refurbished to provide a craft studio.

Double gates open in to a private parking area and well maintained cottage garden mainly laid to lawn. With a greenhouse, paved paths, herbaceous borders, mature shrubs and trees. A wooden fence forms the boundary and separates the paddock from the garden.
