SITUATION
Langdale Farm is situated in an accessible location just to the south of Ballantrae within rural South Ayrshire, approximately 35 miles south west of Ayr. It is a ring fenced block, approximately one mile from the A77.

In the heart of the Stinchar Valley, the pretty coastal village of Ballantrae is known for its superb scenery and thriving community. Local village amenities include a grocery store, post office, coffee shop, garden centre, garage with 24-hour fuel, Medical Centre with Dispensary and a well-regarded primary school. Further services, including secondary schooling, a new community hospital and supermarket are found at the seaside town of Girvan, around 13 miles, whilst Ayr offers both private and state secondary schools, shops and cinema as well as a popular racecourse.

The Galloway Forest Park has opportunities for walking and outdoor pursuits and is close to hand. There are also many opportunities for game sports, with some of South West Scotland’s best salmon and trout fishing available in the area’s lochs and rivers, including the River Stinchar, which enters the sea at Ballantrae. The popular long distance Ayrshire Coastal Path passes through the village and connects with the Loch Ryan Coastal Path which takes walkers as far as Stranraer and the Southern Upland Way.

Glasgow Prestwick Airport is about 41 miles distant with regular flights to Europe. Ayrshire is renowned for its many golf courses including Turnberry and Dailly and Stranraer, all within 20 miles. The railway station in Girvan provides regular services to Glasgow and Stranraer. There are regular ferry services from Cairnryan (about 17 miles) to Ireland.

Agriculturally the surrounding area of coastal South Ayrshire provides an accessible location with a combination of productive pasture and arable land. It benefits from an early and long grass growing season owed to the mild climate brought by the Gulf Stream. The area is well served by a wide variety of merchants and suppliers. There are a number of agricultural contactors who can provide additional farming resources as required whilst the farm lies approximately 30 miles south of Craig Wilson Market.

DESCRIPTION
Langdale Farm is a renowned dairy farm extending to approximately 87.23Ha (215.55 Acres) located in an accessible location just to the south west of Ballantrae in South Ayrshire. The holding benefits from an excellent range of modern and traditional farm buildings situated adjacent to the farmhouse. The farmland is situated in a ring fenced block and access is given to all of the fields from a network of internal cow tracks.
The farm has an attractive one and a half storey brick built farmhouse which is located west of the steading with a private enclosed garden, having spectacular views of Ailsa Craig, Mull of Kintyre, Arran & Northern Ireland.

Available as a seperate Lot (2) are a further two renovated cottages located south of the main steading, currently run as successful holiday accommodation.

FARMING HISTORY
Langdale Farm has been successfully farmed by the same family since 1996, with the reason for sale being the successful expansion of the family business. The current farming system is centred on efficient, forage based milk production, with Langdale providing the ideal climate for high quality grazed grass and silage making. The current dairy herd of circa 250 head is milked though a 20/20 herringbone parlour and serviced by a steading complex offering 197 cubicles and additional calving sheds. The farm steading has been modernised and extended in recent years with the land benefitting from an ongoing programme of drainage and reseeding along with regular applications of farmyard manure and slurry, generated from the dairy herd. The infrastructure and land quality at Langdale therefore provides a rare opportunity to purchase a fully functional dairy unit, with the ability to create a sustainable business with immediate effect.
