Dairy Cottage is an attractive bungalow providing generous living space for both family life and entertaining, enhanced by the flow of the layout. Completed in 2011, the bungalow is finished to a high standard throughout, with reduced energy bills due to the eco-friendly design of the property. Heating and hot water are provided by a Stiebel Eltron ground source heat pump, and underfloor heating throughout, keeping the property at an ambient temperature, easily adjusted on a daily basis if more or less heat is required. The ground source heat pump is RHI registered. Two solar panels on the roof also contribute to the heating of the hot water, meaning there is always a plentiful supply, which is stored in a 300 litre tank. All double glazing units are Argon filled, increasing thermal efficiency. The kitchen has a range of fitted wall and floor cupboards including pull out larder style cupboards, the oven and grill, dishwasher and fridge are all integrated.
Bedroom 4 is currently in use a sitting Room, with the adjoining wet room and adjacent Bedroom, providing secondary accommodation which could provide bed and breakfast style accommodation. Dairy Cottage is well insulated and a large area of the attic floor has been boarded for storage, the current owner informs us that the attic roof trusses would support a conversion to a one and a half storey property, if more space was required.
Dairy Cottage was registered as a smallholding, although it is not registered at this time. The large paddock is fenced for livestock and the area closer to the house has a vegetable patch, and there are numerous young trees planted as part of an agreement with the Woodland Trust.
A gravel driveway leads to the property where there is ample space to park numerous vehicles. It is possible to drive right round Dairy Cottage, entering the drive again through a gate beside the double garage. The bungalow has a ramp suitable for disabled access and the hall has been specifically designed to accommodate wheelchair traffic.
An Agreement has been entered in to by the current owners to create a small area of woodland at Dairy Cottage, comprising of native trees including rowan hazel and silver birch, for the benefit of people, wildlife and landscape. The duration of the Agreement is twelve years, from March 2018. A copy of the Agreement can be requested from Galbraith.
