Rosemount Guest House is a traditional Victorian detached granite house with a central position within the quaint seafront of Kippford. Currently it is run as a guest house with renovated modern guest accommodation in the form of two suites, Screel and Bengairn, named after the two local peaks, and a detached annexe comprising a family sized bedroom and en suite. Screel and Bengairn both comprise a bedroom, separate sitting room with spectacular views of Kippford waterfront, the wider Urr estuary, and the hills beyond, and excellent en suite shower rooms. The Conservatory to the front of Rosemount serves as the breakfast room for guests, and is unique amongst the waterfront properties as there has been a conservatory in some form since pre-planning days. In its current form it is double glazed and a wonderful place to eat and relax whilst soaking up the fantastic views. A large Dining Room provides a very flexible space for family gatherings or events, whilst a cosy Sitting Room, opening to the Conservatory, provides everyday living space. A large Office and a useful ‘Aga Room’ with office fittings provide administrative and casual dining space for owners. Rosemount Guest House sits in a prominent position in the heart of the sought after yachting village of Kippford. The village is popular with tourists and provides two hotels, the Solway Sailing Club, village hall, golf course with tea room, RNLI, and a gift shop/small delicatessen called The Ark, and a pottery. The nearby town of Dalbeattie has a good range of shops, cafes, hotels, restaurants, primary and secondary schools, health centre, solicitors, and a park with a boating lake and bandstand. The market town of Castle Douglas is known as Dumfries and Galloway’s Food Town, and has individual shops, schools, supermarkets, health services, veterinary services, a thriving livestock market, and nine hole golf course. Dumfries, around 18 miles east, is the regional capital, and provides a wider range of schools, shops, retail outlets, and other services including a major hospital, the Dumfries and Galloway Royal Infirmary. Dumfries is also home to the Crichton campuses of Glasgow University and the University of the West of Scotland

The South West of Scotland is well known for its mild climate, attractive unspoilt countryside and the diversity of sporting and recreational pursuits. There is good hill walking in the nearby Galloway Hills and cycling along designated cycle routes as well the Seven Stanes mountain bike routes, including nearby Dalbeattie Forest. For the walking enthusiast there are many lovely walks in the area for all abilities including from Kippford to the village of Rockcliffe along the Jubilee Path, and coastal walks along the cliffs at Portling to Sandyhills, where there is a popular beach. There are other sporting opportunities such as shooting and stalking, as well as trout and salmon fishing on the regions numerous lochs and rivers. For golf enthusiasts there is the nearby championship course at Southerness, 11 miles away, and there are several other courses nearby including Kippford itself, Dalbeattie, and Castle Douglas.

Communications to the area are good. There are mainline railway stations in both Dumfries and Lockerbie, providing excellent links to both the north and south. The M74 motorway network is 45 miles distant, and there are regular flights to other parts of the UK, Ireland and Continental Europe from Prestwick Airport which is about one and half hours’ drive to the North. Edinburgh and Glasgow, with their international airports, can be reached in around two hours.
