Albie Chapel Farm is an attractive traditional semi detached farmhouse which forms a spacious and comfortable home with full double glazing, Rayburn which provides partial central heating and hot water. The property has very recently been painted externally and a number of rooms redecorated internally along with newly fitted carpets on the first floor. With three bedrooms, large kitchen/dining area and a generously sized reception room with wood burning stove, there is plenty of scope for family life and entertaining. The outbuildings form a large stable block courtyard housing: three loose boxes, a tack room, former kennel/store, storage shed, log store and garden shed, with an additional hay store upon entrance to the paddock. Beyond the steading are two paddocks extending to about 3.7 acres in all suitable for grazing horses or such other livestock as may be desired. An added feature of the property is the custom built open fronted summer house to the rear garden which houses a Hot Tub (available separately), ideally situated to take in views of the paddocks and woodland beyond while maintaining privacy. The property sits with on the edge of Waterbeck village and enjoys open views of the surrounding farmland, yet is only minutes away from the M74, ideal for someone commuting to the North or South on a regular basis.
Dumfries is the principal town and administrative centre for the district and offers a wide variety of facilities including primary, secondary schools and University Campus. It has a wide range of services, shops, supermarkets, retail outlets and farm shops. A new Royal Infirmary is scheduled to open in late 2017. The City of Carlisle can be reached in around 30 minutes, and provides excellent retail and other amenities.
The area provides a vast range of opportunities for the outdoor sporting enthusiast with the ability to take shooting locally, a variety of fishing on the Rivers Nith, Annan or Border Esk, sailing on Castle Loch at Lochmaben with Annandale Sailing Club, and wild fowling on the Solway Firth. For golfing enthusiasts local golf courses include Lockerbie Golf Club situated on an elevated setting with stunning views over Annandale Valley ( the original nine holes designed by the legendary James Braid and later extended), Powfoot, known as “one of golf’s best kept secrets”, Lochmaben, Dumfries and Southerness on the Solway Coast. Lockerbie Ice Rink is a leading centre for curling in Scotland. Some of the quitter country roads and country lanes surrounding Waterbeck are suitable for riding out.
There are railway stations in Lockerbie with links to Edinburgh, Glasgow, Manchester (including the airport) and London, and in Dumfries servicing the west coast mainline including Glasgow. Carlisle station is 30 minutes away by car and offers West Coast Mainline services to London (3 hours 20 minutes).
