DESCRIPTION
The house has been meticulously and thoughtfully well maintained over the years, and is an excellent example of its type, with traditional Georgian and Victorian layout to the ground and first floors, with principle rooms to the front south facing elevation, with further rooms the rear of the second floor, previously servant’s accommodation. The setting is stunning with views to the Galloway Hills beyond, with little evidence of its edge of town location evident given its secluded position, with mature trees and high hedges to much of the property boundary offer further privacy. In addition to the main house, there is a range of Traditional Outbuildings, arranged in a courtyard to the west of the house. These have garaging, stores and snooker / billiard room, but could easily be converted into ancillary accommodation or a home office / hobby room. The heated outdoor swimming pool is located close to the north boundary. It could easily be enclosed to create an all year round addition to the property. There is a hardcourt tennis court, still playable but would require refurbishment for the keen player. One of the principle features of the property is the excellent large vehicle storage building on the north east boundary; capable of holding up to eight vehicles, this bespoke built building is fully insulated, climate controlled with three high specification sectional Hormann insulated roller doors.

SITUATION
Corsbie West is uniquely and situated to the north west of the market town of Newton Stewart, access via Ashgrove Drive off King Street. Tucked away on the edge of town in an elevated position, the house is one of the former Georgian sporting lodges of the Earl of Galloway. Originally constructed in around 1780 with a later addition in 1880; the house is of a 2-storey L-plan design, with single storey fishing gun room and front porch addition. The quiet peaceful location is unknown even to some local people.

Constructed of local granite and whinstone with squared granite dressings, the house is rendered with painted facade to the front southerly aspect.

GARDEN
To the front and side is a stunning formal garden laid out in a manner which requires less maintenance than others of its type. The driveway lined with rhododendrons and azaleas opens to the front gravelled area. There is a gently sloping formal lawn to the east which was used as a grass tennis court in the past and an additional formal lawn bounded by a low box hedge to the south, all surrounded by mature specimen trees and a range of flowering shrubs and garden perennials. There are garden related stores and a workshop in the traditional outbuilding courtyard, as well as a substantial greenhouse, further smaller greenhouse and extensive vegetable garden to the eastern boundary. There is a walled Secret Garden immediately adjacent to the Kitchen, providing a sheltered haven to enjoy a range of flowers, herbs and wildlife.

PADDOCK
Located to the west is a 2 acre paddock, gently sloping up to the brow of the hill. This paddock is down to grass and is currently mown to keep it in good heart. An area of mature woodland which together forms a natural haven for wildlife, deer being a particular attribute.
